Ignore that.
You are only interested in the prices of those that are comparable to the one you are buying.Posts are not advice and must not be relied upon.0 -
Lazy estate agents, adds so much more confusion for the buyer and seller doing things this way. The best tactic I have found is to make an offer and sit back, especially if it's below the lower price.0

Well am disappointed but at the same time pleased with myself! My offer of 301 was rejected and apparently another couple have put in an offer of well in excess of 310 (there was actually only one other viewer).
So I told EA I am going to walk away as I am not prepared to pay over the odds for a house that needs new carpets etc and on which we have had to make compromises. I also said that my offer is reasonable as within the guide price, also that the zoopla guide price was 262 and next door sold 2009 for 229. Part of me thinks EA just playing games anyway!! Hopefully a nicer house will come on the market soon0 -
Yep, no-one is forcing you to out-bid the people who thought the house was worth more than you, they just wanted it more than you did, or you couldn't actually afford it. Whatever.
Plus, if the house really is over-priced, then the surveyor will pick that up and stuff the purchasers mortgage offer!0 -
We walked on a house of similar value and offers as compromises wasn't worth paying over for us, whilst for someone else it was right for them
I think you'll know once you see a handful and understand about compromises. There were houses I saw if we had sold I would have just gone in at asking price0 -
I think we do need to look at some more houses to get more of an idea of what we can or can't compromise on. We've only looked at five houses so far.we're not in a perfect position to buy yet as have a maisonette to sell for some of our capital, however once that's sold we'll be cash buyers and in rented accommodation so hopefully we will be seen as in a good position and more attractive to sellers.0
