What to offer on guide price of 300-325?

A new question...I'd be really interested to know what people on here think would be an acceptable offer on a property that is set as a guide price of £300,000 to £325,000.

Basically I don't know if there is an etiquette when it comes to a guide price. I was selling a property for guide price 180-200 and would have accepted 175...

I'd appreciate opinions from people who are selling - what would you expect to receive?

Also people who are buying - what would you offer?

I know obviously all circumstances are different but as a generic question any comments would be really really helpful.

    I hate guide prices. It usually means EA reckons an asking price of the lower amount, but vendors focus on the higher amount.

    Offer what you think the property is worth, but be prepared to walk away when they mumble £325k at you.

    I'd read it as any offer 300 or above is acceptable. I'd be cheeky, either offer 300 and negotiate if anything came up on survey, or take my chances and offer 280/290.

    If they state 300 may be acceptable, I'd have to be crazy to offer more :)
  • Thanks so much, I offered 285 but that was rejected so thought about either 300 or 301 but really don't want to get into playing games with estate agent.

    Is it best to put my offer in writing? My first one was done by phone.

    Phone's fine, dont worry about that. Writing or not, doesnt mean a thing until contracts are signed.

    However i'd stick to 285, unless it really is worth more. Check back in a week or 2. Unless you really love the house. I'd see it as business - Im prepared to pay 285, if they not happy, thts fine.

    I personally think 3 offers is expected/accepted. So one offer and decline, one counter and decline, then a final offer.

    The numbers of course are up to you alone....

    Have you done thorough research of the sold prices of this property and comparables? Is it a house or flat?

    The property is a three bed semi.
  • The average house price in the actual road is 426,999 although some of the houses are detached.
