Question: Net House Prices & Land Registry - why isn't my house listed?

Hi,

I have a question that some of you might be able to help with.

I completed on a flat on Feb 2nd this year, about 10 days before a friend of mine completed on his just down the road.

Last night I was writing some postcards (I'm on holiday atm) and couldn't remember his door number, so I went to Nethouseprices to look it up, knowing that he completed in February. Bingo - I found it.

Then I went to check out my own address, to see if anyone else had bought recently on my street. Oddly enough, *my flat* wasn't listed, even though I completed a while ago, and the directory is up to date as of March 31st (or so it told me).

Does Nethouseprices pull its data from the land registry, and therefore is it possible that my purchase hasn't been registered?

I did receive a letter from the Inland Revenue shortly after I moved in, telling me to confirm how many buildings I had purchased, but my solicitor called to say they had received an identical letter and were sending back the information on my behalf. Could this be anything to do with it?

Sorry, long post! Any answers appreciated.

    you register the change of ownership and pay stamp duty within 28 days of a sale. The registry then take another 28 days to update the database that they sell to websites etc. So it can take upto 2 months to appear in normal circumstances, if there is a query it will take another month from when the query was resolved.

    Having watched for a couple of houses to appear and having to email them about a mistake in the listing of my own house, I reckon that there is a major cleaning of the data every 3 months and monthly additions are no more than that. I have no official knowledge of this though.

    It's full of errors. I assume it's because the person being paid minimum wage to enter it into the database can't be bothered to do it correctly.

    I've seen all sorts of weird and wonderful mistakes; I have sales and purchases missing, but things like remortgages appearing. I've seen sales in an entire street logged against the house next door to the actual house that sold.

    It isn't great information but I really don't think it relates to whether the sale has been registered properly or not.

    Thanks for this.

    I presumed that the Net House Price site was automatically pulling data from some other database, such as the land registry. Hence, I wondered if the land registry had been updated correctly!

    I think the data is being provided by the Land Registry because the same information shows on all the house price websites. I'm sure though that it's being entered in a different format to the one the Land Registry normally keeps their important data in.

    I didn't tell them anything. The solicitor filled in the form.

    Although I'm now slightly worried that they didn't, but I haven't heard anything more!

    My neighbours house took 7 months to appear on nethouseprices after she bought it (bought at the beginning of last July & appeared in February).

    It could have great bearing my friend.


    Have I not opened your eyes to the various wrongdoings that can occur in property dealings?
