    Was just thinking, one of the conditions in our original offer was that the house was taken off the market upon acceptance of the offer. When talking to EA earlier I mentioned this condition and he gave some spiel about how he couldn't until contracts or something. Is this something we should we be insisting on before proceeding?

    He did verbally assure us that no further viewings would be taking place / offers accepted bla bla bla. I hear of too many people getting gazumped...?

    Hi again!

    So, in the last week:
    - We've instructed the solicitor
    - Valuation has taken place, valued as per the sale price
    - Mortgage offer is formally agreed and awaiting release
    - EA has exchanged solicitor details and sent sales memos to all parties

    Am I right in thinking that all that's left to do is in the solicitors hands?? Or is it not that simple?

    One thing which I'm not sure about, the homebuyers report highlighted a couple of things which need attention.
    - The front gutter leaks and needs fixing. The timber fascia board are also a little rotten in a few spots.
    - The washing machine located in the garage currently drains through the wall and joins into a rainwater downpipe - obviously a bodge that will need rectifying.

    Are we in a position to renegotiate with the vendor about these, either by knocking down the sale price or perhaps asking for one or two of the white goods? If so, how is that best way to go about doing it at this stage?

    Not in my opinion, they're absolutely minor things and the survey says it is worth the price you're paying in its current state.
