    I've always gone with personal recommendations to find good solicitors. As service levels without doubt do vary.

    What you have been quoted is about the same as what I was charged for a property of similar value so seems about right to me.

    Have you managed to get any recommendations off of anyone you know for conveyancing? Always worth asking around.

    Hi, the stamp duty isn't something that surprised me at because I knew about the sum that I had to paid. I just didn't know the solicitor fees would come to a 1k. More likely £350 - 700 as I said I'm new to all of this.

    I haven't managed to get any recommendations because I don't know anyone who's actually bought a house! :rotfl:

    I think I am just going to stick with John wilson & co tbh, everyone says the price seems reasonable and it's best to get quality worth.

    Get your mortgage with Halifax and they will pay the stamp duty for you under their current first time buyer offer.

    Hi many thanks for your suggestions, unfortunately, I've tried with halifax over 2 weeks ago, they said that I need 15% deposit this is via the help to buy scheme. Stupid and it doesn't make sense.

    Thats cheap, I'm paying £675 + VAT on a £132k purchase. Just solicitor fees without the additional legal fees like stamp duty. Tried a few firms in the area and they all quoted identical prices.
  • To be honest I've not long bought a new build. The property was bang on £125k so no stamp duty. The solicitor costs inc disimbursements, searches etc were £650 inc vat. I was initially quoted £900 but the final figure was a lot less. But I took the risk of not having fixed costs.

    Don't use a cheap online conveyancing service, it is a false economy.

    I am buying a £250,000 house solicitors fees £650 plus vat plus disbursement and search fees. Think quite reasonable and service as been very good.
  • They are only charging you £350 + £30 + VAT the rest are external costs - you'll be lucky to get cheaper than that for a real life solicitor.
