With regards to landlord references - the LA will have a standard form that your landlord or previous LA will fill in. In my experience this is done by email, and your previous LA may levy a small charge for providing a reference. A private landlord is less likely to want cash for a reference.0

I'm still a bit confused though.. How can they get a landlord reference? I. E. How do they verify the landlord reference details are accurate and not just some bloke who is part of it?0 -

I completed my most recent reference information on-line, they then emailed my previous letting agency (who then charged me £20 to supply the reference) they also emailed my place of employment (HR Dept) who confirmed the information I had supplied was correct: Salary, no. years employed, job title.0

when i moved the agency just wanted to contact work to confirm i have a job and the landlord to confirm i paid on time.
unfortuatlly they couldn't get hold of the landlord so instead asked for bank statments to show each month where i paid the rent0 -
I'm just trying to confirm how an estate agent (or their preferred checking agency) will verify the validity of any landlord references the tenant provides.
I'm thinking of letting to a tenant who I'm having second thoughts about, but who is willing to pay a fair bit upfront. He say's he can get a great reference from current LL, but I'm unsure how this can be truly checked.
Will the agency check the electoral roll to verify he has lived where he says he has for the correct amount of time? Will the agency also check to confirm who the LL is and confirm they are indeed the owners of said property?

The current landlord might be keen to see the back of your prospective tenant! So, if possible you should ensure that the agent tries to get a reference from their previous landlord/s
If you're unsure of the quality of the tenant-checks, you should ask to see them yourself rather than taking anything on trust. Some agents will put almost anyone into a property, just so they can collect their tenant-finding fee. If any problems consequently arise they will be yours to deal with.0
