Can anyone tell me what checks an agency (on behalf of the landlord/estate agent) will carry out at a minimum?

They will normally employ a company to carry out a credit check, electoral roll for identification check and maybe a call to your employer to confirm your salary.0

Lastly, do you know how they do employment references? Obviously through third party agencies, but how do they verify this?0 -
At best the employer can provide them with the dates they started working, they most likely will not provide them with a salary breakdown.
Verifying references of employment is impossible to 100% standard. But usually contacting a company directly through their HR dept, and receiving references on headed paper etc.
Just remember emplyment does not equal security these days. and Whilst most landlords are put off of DSS, these are more guaranteed than a salary. There is a big stigma associated with people on benefits, but remember that does not make them bad people.
I'm currently on Jobseekers, but not through choice, and i have a great work history. I'd be an excellent tenant. (but i own outright and dont need to worry about that just yet)0 -

What about a tenant that claims he is is self employed and has no other docs other than bank statements?
No pay slips or anything as he said thy don't have these... His credit is Ok, and has a number of references including current landlord.

I. E. Will they phone the current landlord and /or estate agent, or will they most likely write?
How do they verify the details for the reference are legitimate and accurate?
