£150 agents credit check

    We don't call it a credit check fee - I don't think any agent does. It's an administration fee and it goes towards the costs of processing the application. Among other things, it covers the cost of the referencing (which is far more than simply a credit check).

    The OP called it a credit check fee and that's what their agents called it, fair enough, argue the point about the nomenclature with them. But I doubt they do call it that.

    We don't charge fees for tenancy renewals.

    It may be that some agents are prepared to discount tenant fees, so it's worth asking. But we don't, and unless there's a massive downturn in applicants looking to rent property, I can't see that changing for us in the future.

    i stand corrected, i believe it is an administration fee and credit check fee, but in scotland i never thought this fee existed well i'd didn't in my last flat but now i am moving to west yorkshire, think the agent is robert watt, would they realy discount the amount? It is for two people and they said it is £100 each and £150 for two.

    I've just paid 170 pounds administration charge on a flat to let for myself and my partner. My credit is fine as far as I know (was approved for a new credit card less than two months ago and pay my bills on time), however I'm not sure what will be found regarding my partner as he had some trouble with keeping up to date with credit card debts in the past and is not working at the moment, plus we both currently live with his parents. I easily earn enough to pay for the rent and bills on the property by myself, but I have only been in my present job for 10 months. Will any of this count against us getting the property?

    oh thats same as me, my boyfriends credit rating is shocking but the estate agent said that as long as he had a garanter which i guess would be his parents then he should be ok so it would be the same for you, not so sure how it works and i do worry about that, plus we both have part time jobs at the moment and when i move down england i wont have a job so not sure what they will say about that.

    my lA charged only one credit checking fee ( to me) said it was ok she didnt need to do one on OH

    therefore it only cost us 50 quid to set up our tenancy :money:

    I still think its a bit of a rip but we coudl have been worse off and our letting agent was pretty good to us in the main

    If you're looking at properties advertised through letting agencies, you will have to pay their administration charges. You could try looking in the local paper to see if you can find a private property to let where you would deal directly with the landlord which would avoid the credit check fees, you would still need to pay a security deposit though.

    You would have a better chance of securing a property if you either have a guarantor or offer to pay more rent in advance, but you'd only really need to do this if you didn't have secure employment. I've just been approved for the flat I applied for, and I've been working for my current employer for less than a year.
  • If you want to continue renting after 6 months do you really have to pay out again for another credit check? Im horrified!
