LA wants us to let viewings before move out date

    OK, so say the LA/LL asks to enter the property to show around a new tennent, and the current T says "no".

    Can the LA/LL enter anyway? Of course they can't.

    Again, you are right in the fact that the LL/LA has the right to "reasonable access", but if the T denies this access, the LL/LA must get a court order to enforce this "right"
  • I'm moing into a bought property so no references necessary.

    Think we'll probably just allow the viewings but when is suitable for us. Tbh can't be bothered argueing with them over it, we'll have enough of that with the deposit

    This is an issue of contract law. The common law notion of "quiet enjoyment" does not preclude the LL or his agents having reasonable access.

    If the tenant says no and this is "unreasonable" by virtue of being outside the terms of the tenancy agreement, then they render themselves liable to both the court order, and if there is financial loss to the LL, potential loss of deposit.

    When I rented my flat out, it was written in the tenancy agreement that the tenant had to allow viewings to take place when their tenancy was ending, have you checked your agreement?

    I had an agreement that said I had to wear a funny hat every second Tuesday of the month.

    Doesn't matter what the "agreement" says.

    OP if you are uncomfortable with viewings before your contract is up then don't allow them. End of.

    As i said in post 12 I stay in Scotland

    Spoke to the LA and told them they we'll allow viewings but only when we're there so will have to be at night so up to them whether they want to

    I suggest that you give them two times a week when you are available and otherwise nothing.

    Not sure why you wouldn't want strangers in the house when you're not there tbh

    because EAs can't be trusted to look up propery afterwards

    it might be a small risk, but it's still a risk
