    Thanks for the feedback. I must admit that I hadn't seen the floorplan. I dont think one went up initially so I will get on to the agents about that.

    The garden has been a battle. When I moved in it was a sea of dandelions.

    Since the garden pic was taken we have planted some flowers and got some colour. We've also sown some lawn seed. It is starting to look better. We do have 2 dogs that love to run down the garden so it'll never look perfect. We're trying to get it as nice as possible though

    Just had a reply from our agent (at this time of night) to apologise for the floor plan and saying it will be put right in the morning.

    What part of the country are you in?

    I have just got out my calculator and an offer I turned down on my house was the same percentage of the asking price as you have been offered and a couple of posters are describing as "very generous" or "good".

    I deemed it too low and so did my EA.

    If it takes a bit longer...then it takes a bit longer....

    So far today 1 viewer in and another one to turn up later and I am still awaiting a final verdict from a "Likely" who wants to check out a few more houses yet before making a decision.

    If I were in a slower part of the country, however, I may have taken that percentage - but in my part of the country I should be able to get a more realistic offer than that.

    EDIT: I have had a house in this area quoted to me in last few days as having had 2 silly offers and an offer with unrealistic terms - but vendor got offered the asking price and no strings attached eventually...

    I'm surprised that the EA would encourage you not to take an offer within 6% of the asking price. It wouldnt hit their commission too much and they get the sale in the bag (rather than have to spend time doing viewings).

    Have you found a house yet ? When you have your buyer hat on, will you be going in with low offers ?

    To the OP, that 99k offer was probably the one to accept. It sounds like 1k more and you would accept, but it puts you in a good position to have a buyer in place to go and find a new house and get everything done quickly.

    The estate agent is on a fixed fee (only if we sell) so if we'd accepted 99k it wouldn't have affected them at all. They were/are confident we can get more.

    The 99k offer came in at week 2 which is partly why we rejected it.

    We have found a house we like and probably will go in with a lower offer initially as the house has been on the market 3 months with no offers. But we are prepared to go up if necessary to the asking price.

    We've only looked at houses we can afford, not houses we can afford if the seller accepts a low offer so as to not waste ours, the sellers' or the agents' time.

    If you had accepted the 99k , you would have been taken seriously when offering on this other house you like ;)

    Oh and if you improve ANYTHING at all regards to your house , get the EA back round sharpish to take new pictures
