We've spoken to our agent this morning who has said again, not to worry and that they are confident it will sell for closer to the asking price than we've been offered so far.
The reason they've been given for people not viewing is that we dont have a drive. That said, we have 2 cars and don't have a problem parking.
I could put the RM link up, but the reason for not doing it thus far is that we are monitoring our Rightmove stats and if people don't know the area I'm not sure if its worthwhile. But if you'd like to, just say.

You don't sound particularly desperate to sell given that you rejected a generous 99k offer. If you want closer to, or exact asking price, then you're going to be waiting longer naturally.
You have to know what your own minimum is.. I am surprised again that you rejected 99k if you'd change the wording to be in excess of 100k.
If your absolute minimum is 100k then do re-word it accordingly.0 -
It's a psychosomatic thing...
People like a bargain, so if something is for sale at OIRO £105k, then people will be reluctant to pay any more than £100k, as otherwise, if you pay too close to the asking price, it won't feel like a bargain!
I would have thought putting it at "offers in excess of £100k" would have been better surely?? Then people would perhaps offer just over that amount?Should've = Should HAVE (not 'of')

One viewing last weekend - the ones who offered £90k, none yet next weekend. The viewings we've had so far have come through on Thurs or Fri.
We're not in a huge rush to sell. We'll wait for the right offer.
We'll just keep on at the Estate Agent and hope they know the market like they say they do - they've sold 3 houses in our road just before ours went on the market and are advertising the house to let a few doors down.0 -

No, they've said we won't get loads of viewings but the ones we get will be good leads and that does tie in with what we've experienced so far... 2 out of 3 putting in offers. They say similar properties in area sold within 6 weeks after 3-5 viewings.0

I've just had a look at your house. I'm assuming it's the correct one because there is only one at your price - Baldwin Road.
Positives - Nicely presented, not much work needs doing. Plenty of space, good layouts and room sizes. Pretty views to the rear.
Negatives - sorry to say this but the back garden is a big let down. The "lawn" is no more than a patch of half dead grass with several bald patches, no plants, no shrubs, no colour.....It looks like an unloved wasteland.
No parking.
However, the big question mark is the fact that it is an ex LA house.
There is nothing wrong with them, they are usually well built, solid houses, with good room sizes and generous gardens.
However........
An ex LA house will rarely compete on price with a period property even if the period property is shabby and needs work.
I noticed that within your price range - £90K to £110K and in your postcode there are number of Victorian terraced houses and cottages. These will normally sell quicker than an ex LA house.
I also noticed that you purchased the house for £95K in 2009. I'm sorry but in the current climate and bearing in mind the fall in property prices over the last 4 or 5 years I cannot see that your property would have increased in value to the tune of £10K - not unless it had undergone a substantial scheme of improvement.
If you have made significant improvements then you should really draw attention to that on your schedule of particulars. Otherwise people will just look at your asking price, and at your original purchase price and assume that you are being too optimistic.
Looking at your property and your local competition then I think that offer of £99K was about right. You are up against some tempting period properties, some under the £100K mark.
If you want to improve your chances I suggest you tackle that back garden.
Just edited to add - I double checked your floor plans, against the photo of your house and the property description. Phoebe is right - the floor plans seem wrong.0
