FTBS - How many viewings before finding property?

I've seen about 15. The first day of viewings I saw five and loved the first - had an offer accepted but was quickly gazumped. Developed a healthy cynicism at this point and refused to get my hopes up about anything.
In the first few weeks I saw loads just to get a feel for what was out there, what prices were like. I was also casting my night quite widely - the viewings slowed down once I narrowed down the area I wanted to live in.
Offer on a second place was declined. A third was accepted but I discovered the vendor had owned it for less than 6 months and therefore I couldn't get a mortgage on it.
Now on the fourth place - have done the survey, got my mortgage offer and about to begin conveyancing. I started looking in February - the whole thing has taken much longer than I expected.0 -
We looked at about 35-40 houses over 8 months before finding 'the one'. I feel like the first 10 or so helped us get a feel for things and narrow down our list of priorities. A lot of others didn't live up to the estate agents' photos!
We offered on two properties before the one we're in the process of buying. The first one was overpriced so we went in low but actually my heart was never fully in it. It took us six months before we found that one. Then a week before we saw the one we're buying we lost out in a bidding war and I was gutted. The EA rang a few days later about a similar property they'd just taken on and we viewed and had our offer accepted before they'd even taken pictures! Cliched platitudes like 'Everything happens for a reason' and 'Don't worry it means something better's just around the corner' were really getting on our nerves but in our case it turned out to be true, and it literally was around the corner! 8 months felt like a VERY long time though!FTB Tracker
