FTBS - How many viewings before finding property?

Last night OH and I sat down and worked out how many properties we've viewed and worked out we're upto 23.
1 property we put offers on, but lost to cash buyers.
1 property we liked alot, but walked away due to mineshaft.
I never thought we'd be looking for this long with so many properties, we're not particularly picky people!
How many viewings did you have first time around?

Two. The first one I offered on but the valuation came back way below askig price and the survey highlighted issued. The seller wouldn't lower the price or correct the issued so I pulled out.
The second one I bought and am still here 10 years later.

FTB - about 2. But I was very unfussy at the time!
STB - I looked at loads. I would say over 50, as I looked at a huge range of things, at a range of prices so I got to know the area. Or two areas as it turned out as I decided I was never going to find what I wanted in my price range in the first area. Then when I walked into my current flat I knew immediately it was right, I knew the price was good, and so I offered basically full asking price on the second day it was on the market. Right in the gloom of early 2009.
I think you should consider viewings to be part looking for a dream home and part research, so don't feel bad for looking at lots of places. It just means you will know the right place when you see it, and be realistic about what you want and can afford. Maybe I am strange, but I really quite enjoy looking at lots of properties, so it wasn't too much of a chore.0 -

This ^^^ except I was an umpteenth time buyer looking for my forever home
Still here 8 years later, still love it.I'm a retired employment solicitor. Hopefully some of my comments might be useful, but they are only my opinion and not intended as legal advice.0 -
We bought the 12th house we saw. We actually offered on the 5th house but it wasn't accepted and with hindsight I'm so glad! We ended up buying a probate sale, complete renovation Victorian period property which was not what we set out to do at all! Completed 3 weeks ago and moving in tomorrow!
I think my expectations were too high when we started and I became disheartened quite quickly. I was desperate to buy and I think I let my heart rule my head at times. You will find the one that's right for you. There must be a reason none of the others worked out.
Good luck, such an exciting time!0 -
We are FTB and have seen about ten, completing in about three weeks0

I looked at about 12 before I found the one I eventually bought. I was pretty confident when I got the details from that one from the EA though that it was the one for me- and that was before I even went to see it.0

I lost count after 50 and it took us three years....But we were after the never have to move again house...It is nice to see the value of your house going up'' Why ?
Unless you are planning to sell up and not live anywhere, I can;t see the advantage.
If you are planning to upsize the new house will cost more.
If you are planning to downsize your new house will cost more than it should
If you are trying to buy your first house its almost impossible.0 -
I'm in the "up to 12 properties" school of thought on viewings. Less than 5 before choosing current property. Probably less than 10 before choosing next one.
Now wondering why some people look at 50 or more properties.....anyone who looks at LOADS of properties care to share why they looked at so many please?:)0 -
first property I viewed,I wanted it .Viewed four others in the following days and bought the first one .
Second time , bought the second house I viewed ,
Third time (this year ) I bought the second house I viewed moving this week ."Do not regret growing older, it's a privilege denied to many"0 -
about 12. As Perelandra said I kinda knew just from details online that "the one" was the one. Wasn't even interested in the previous places I saw.
Of course this discussion is totally pointless as you can love the next place you see or have to see another 50 - there's no guide.
happy hunting0
