Foxtons - too good to be true?

I am 22 and a complete newbie when it comes to buying houses let alone selling. However due to circumstances beyond my control, I am having to help my neighbour sell her property. The property is in fantastic condition and has recently been done up from the roof down. Honestly everyone who has viewed it loves it.

Anyways, I gave it to a local estate agent on sole agency for 2 months, and apparently got one offer (in those 2 months) which fell through. I then decided to restrategize, giving it to Foxtons and another 2 agencies on multiple agency.

Foxtons happened to charge 3% on multiple agency however assured me they had just sold a smaller property around my area for more than what this house was on the market for. Anywayz I was subdued by their bluff, signed their T&C's at 3% and increased my asking price by 15,000.

Anyway, just a week after handing the keys over to foxtons they called me with an offer, equall to my old asking price. I have accepted the offer however I am proceeding cautiously as this is too good to be true. I know there was a TV program about some of the tricks they use and I have a feeling I am starring in one at the moment - what do y'all think? when should I take the house off the market? any advise on what I should do would be very much appreciated

    While a lot of people think that Foxtons might be better if it was on fire, that doesn't mean that EVERYONE who uses them suffers... some people must come out happy! 3% sounds scary-high to my uneducated self.

    Cos she has giving me power of attorney - she has moved out of london and I am the only person in the world she trusts; obviously when it comes to signing the deed and everything she is going to come down.

    So the offer is 15k under asking price? and youve accepted this?

    if so, and all going ahead, youd expect the survey booked and the solicitor instructed within 2 weeks.

    nice one sell for the price she wanted and you & the EA both get a nice £3k back hander each for the higher offer, she doesn't need to know about, like your style ;)

    That is abuse of trust - I cant do that - besides its impossible she will find out as she is going to take over once I have found a seller.

    Yup 15K under the current asking price but trust me she is very happy with it. It is by far the most expensive house on the street

    Roney you HAVE abuyer if you have accpeted the offer :confused:

    I suggest the vendor of thge property starts liasing pronto. Its not difficult for them to have a phone call say once a week is it?

    Youve accpeted the offer, the buyer is proceeding.

    Foxtons may have been shown for being somewhat diodgy, i never saw the programme, but they are also very reliable in getting property sold PRONTO. thats what they are paid such high fees for .

    this offer is proceeding. the letters should have come out to the vendor,.solicitors should be liasising with eACH OTHER NOW !!!

    She knows everything thats going on with the property - we talk all the time. She spoke to the guys at foxtons to let them know I would be representing her. I am only helping her out or should I say trying to repay some of the numerous favours she has done for me.

    I understand that you are acting for her and that- to an extent is fine, but im confused by this bit that says
