Land Registry Form A Joint Proprietorship Restriction

Please can someone describe the purpose of this restriction in simple english, I do not understand the definition provided by the land registry in practice guide 24, 3.1.
As I interpret it, this form simply means the legal title holder of a property cannot sell it without the permission of any beneficiaries holding trusts to the land.
If you are Not a tenant in common but have signed a deed of trust, does this imply a trust to land, and therefore entitle you to file a Form A restriction?
If you are not a joint tenant or tenant in common and sign a consent to mortgage form - removing any implied tenancy, does this then take away the right to file a Form A Restriction?

Form A restriction can be used in other situations and does not necessarily relate to tenants in common in all cases.
