GM that's a great help thank you. The LA have advised the tenant is not responsible for the door and she can't be held responsible for it.

Complete rubbish of course she is responsible, the police broke down the door as a direct result of her reckless behaviour.

Thanks everyone the letting agent had no idea a neighbour emailed me when she returned from a three month holiday.
Sorry I don't understand how your tenant's front door got kicked down by police but you weren't aware for three months.

I understand how it is possible that your tenant bled all over the communal areas and no one told you, but how did the front door get replaced without you knowing?

Her actions directly caused the police to breakdown the door, and the police were reasonable to do so. Therefore she should be liable. If she hadn't done anything to prompt the police action, or hadn't done anything unreasonable then the OP may have to bear the cost.
Don't listen to me, I'm no expert!

You decide what to deduct from deposit, not your agent.

You said her door got kicked down by police. How is it that you weren't made aware that her door was gone, or has she lived without a front door the last few months? Someone must have replaced the door, surely?

The police broke down your neighbour's door?

The tenant had an accident (perhaps fell against the bannister?) and bled over the carpet?

Why is there no insurance for accidental damage to the common parts?

    Oh I see:
the police were called to the apartment where the bloodstains were found
[WHINGE]It boggles my mind how time and again people can't express themselves clearly enough to get the basic facts across within 15 posts of a thread, just dripping out tidbits of info here and there ho hum![/WHINGE]

Who paid for replacing the neighbour's door then!?

It sounds even more crazy now! If my tenant neighbour caused the police to break my door down while I was out I think I would make damn sure that their landlord heard about it!

There will be insurance but the excess will probably be quite large.

I know a few insurers were increasing their excesses for things like this to £500 ensuring it wasn't worth claiming unless it was a big problem.
    I'm not cynical I'm realistic :p

I can set up as a letting agent tomorrow.

I have no qualifications and the only experience I have is as a tenant and collecting rent for other people.

In other words you need to find out yourself what you can reasonably claim from the tenant not rely on the information from the letting agent.

Being drunk to the state that you cause damage to other people's property is not accidental.
