Romford isn't too bad has a lot of new build flats going up at the moment. Romford runs a fast train and slow to Liverpool street. You could look at the surrounding area i.e some parts of Harold Hill ect.

You could try Brentwood but the houses are quite expensive around there. Again a lot of new builds and direct service to Liverpool Street.

The trainline is run by Greater Anglia. Stops are listed on the website but the Shenfield line is the main one.

    Hope this helps

if you want to be within TFL travel zones, Bromley is a nice area. I live there and I am buying a house too. My husband commutes to liverpool street. Bromley south has direct trains to Farringdon.

Don't just look for trains to Liverpool Street. Remember that you could also commute to Bank, Moorgate, Fenchurch Street or Shoreditch High Street and still be within 10 minutes' walk of Liverpool Street. This opens up the DLR, Overground and other National Rail routes as potential commuting options.

I've just moved from Brentwood (and I work near Liv St). TBH, it wasn't my favourite place - and the train line was one of the worst I've had to commute from.

North Chingford where I've moved to is very nice (would avoid Chingford Mount). Highams Park is okay if your budget is a bit less.

Wanstead and South Woodford are a bit flashy in places, but generally are nice places to live.

Epping, and nearby areas on Central Line.

Stansted Mountfitchet is nice, as is Hertford/Bengeo.

Leigh on Sea out on the coast. Not a long journey, and cheaper than places nearer to London like Billericay!

Parts of Upminster are nice too.

Budget and requirement, please! We're all reeling off the pricier places...

    Another vote for Chingford.

Or Broxbourne, Hertford? Both very pleasant and good train links to Liverpool Street.

I grew up in Broxbourne and it is a nice place - it has nearby woods and the River Lea. 20 minutes into London on a fast train, can change at Tottenham Hale.
  • Chingford and Enfield. Have a look at the London Connections tfl map.

Wow this is a lot of information! Thanks!
Budget is around 400k for 3/4 bed house.
Don't want to comprise for the sake of money.
Since its outside central London already would only consider direct train to Liverpool st otherwise I wouldn't have chosen to consider NE of London.

Many thanks for the advices so far. Would be great to hear more people's thought.

North Chingford is lovely. We've lived in South Chingford for 8 years and just recently moved to Kent, but would have happily bought in North Chingford if we would have been able to afford something there. Like someone already mentioned, would stay away from Chingford Mount as it's no where near as nice. Our other preferences were Epping, Broxbourne, Sawbridgeworth and Bishops Stortford, they all seem to be nice. Good luck!
