    i will have to talk to the agent not ll so wasnt sure if using cost of fees was a good idea?

    why will you have to talk only to the agent?

    I would just tell them that you have no plans to move on, but that you don't want to pay a renewal charge and so you are happy to let the tenancy become a statutory periodic.

    You don't need to justify yourself in any way, the only benefit to explaining your motivation is that it may reassure them you aren't going periodic so you can leave atshort notice at an unknown time.

    The problem you may have is that they will claim 'the LL doesn't 'do' periodic tenancies' (which may or may not be true). Or they might tell you it's not legal in some way, which is untrue. Because they would want their fee for pressing 'print'.

    because i rent through agent and dont know who the ll is. on my contract it has the agent name only.
    if they say he wont do that o i have to accept it and stay as iam? thanks

    If you write and request oyur LL's name and address from the agent, by law they have to give it to you within 21 days. If the agent won't budge on this, then write a letter reqesting LL details.

    I would approach the landlord directly too. They get charged by the LA for renewing a tenancy agreement as well.

    I have properties and I just send the tenant a renewal agreement - no charge to them or to me that way. It's ridiculous what LAs charge for this services.

    My lender insists that I have an assured shortlhold tenancy with my tenants, so I would not support a request for a SPT. I pay the same fees to my agents irrespective of the contract type, and they do not charge the tenant for this. My agent is ARLA registered, and I'd recommend using one of those where you can

    i think one of the neighbours has one it and we have the same ll. i spoke to shelter today and will be requesting it when contract is up as,i just cant afford the fees now. im very limited because i dont work so restricted on landlords

    You are misunderstanding.

    An Assurred Shorthold Tenancy can be formed as either a Periodic Tenancy or a Fixed Term. Either will meet the requirements of your mortgage company.
