    Our estate agent was lovely - I thought it was dodgy when he said the vendor would move out into rented if they got asking price. So I got their details off him and asked them. They moved out into rented (I recommended our flat to them so all went well!)

    When we had solicitor issues, the EA chased them up for us. he called us several times a week to see how things were going.

    We will be using them again when we come to sell
    29/01/07 - Took on our first home for £225k, mortgage of £200,700, reduced to £70,224.44 in 6yrs
    16/11/12 - Moved to our forever home for £427k, mortgage of £270,999

    MFIT-T3 #2 - Reduce (new) mortgage from £270k to £225k whilst renovating and with our first baby on the way! £265,654.56 so far

    My God, you must've found an anomaly. Which EA did you use if you dont mind me asking Alion?


    Mind you, EA do like to hurry up the sale, to A get their commission asap & move on, and B to ensure it goes through else they'll get no commision at all.

    I guess that if your property sells quick at near asking price, & everything runs smooth then the chances of having a good experience with an agent are far greater...

    To be fair it was the buyers who did the dirty on you in this case not the EA.

    Here are the agents I would avoid (whether it is lettings or sales):

    1. Fisks
    2. Royal Docks Property Services
    3. Morgan Randall

    But even for the others, be VERY CAREFUL. You are playing with the DEVIL in the form of estate agents.

    their offer on our property was over 6 weeks ago many people have lost time and no doubt money over this incident
    the house across the road has had very few viewings my purchaser was in a hurry i think the agent advised my purchaser to go with the other property as it would be "quicker as there is no chain" now we are in a position where we may have to accept the first offer that may come our way or lose the property we have offered on as for the agent he still gets his cut as far as i am concerned i'm the only customer he had

    so the EA knows our purchaser is looking at other houses on their books but does not tell us is that ok ?
    we saw our purchaser looking at the house before our agent tried to worm out of it
    they were caught out simple as that

    Here's my EA activity from a buyers perspective:
    Neighbour's vacant house goes on the market for £172K. I look round & am told asking price has already been offered (but not yet accepted). I offer £175K. Later EA tells me vendor has accepted other offer because they are cash buyer. I subsequently check on house price on net & see other buyer paid what I offered ie. £175K. They must have told her I had put in a higher offer & omitted to mention I was not in a postion to proceed because I had no buyer for my flat. That cost her £3K & I was never told her offer had been increased.

    As a seller? Oh too many to mention but here are a few:

    Numerous viewings from people being nosy & not in a postion to buy e.g. they're not putting in an offer cos it's too close to the road - well they were living the other side of the same road at the time! Or there's the chap that viewed twice (2nd time with entire family). He wasn't going to put in an offer cos he'd have to sell his property & he hadn't decided whether to do that yet.

    Buyer puts in an offer but doesn't like the deeds. I own the freehold with 1 flat above on a lease from me. EAs discuss the buyers objections with anyone who will listen including their friend the solicitor who wrote the deeds & made himself director of management company, raked off loads of money from residents & never did any work. We were trying to get him to resign at the time. Oh how he loved making out he was indispensible.

    And my favourite...Subsequently get offer of full asking price from keen FTB. EA tells him its a freehold flat & he'll never get a mortgage. Buyer imediately pulls out. EA suggests I spend lots of money changing deeds even though it is not a freehold flat (cos I have the freehold to the building & not just the flat).

    At that point I decided to stay here & spend the money saved for the move on home improvements instead.

    Next time I will use an online house sales service!
