It is Mitcham from the post code but it's an OK area of it I think. Don't be too rude - I have family there! (V close!) I'd pick it over Stratford that's for sure.
Mitcham is a complete dump - I've lived a few miles away for years so will be very rude.
While a lot of the people are nice it's full of teenage gangs, parents who refuse to make their children behave, let 5 year olds play out at 9.30pm at night and the schools are no good.
I've known and know many teachers who have tried to teach in the primary schools - all the British teachers left the area or left teaching, and the foreign trained teachers didn't and don't give a sh*t.
Personally I would find an area in Croydon or Kent that I could commute into London from.I'm not cynical I'm realistic

Have you considered around Streatham Vale, the beauty is its in Wandsworth borough and yet reasonable prices compared to lots of other areas in the borough.
I know someone who is looking to sell a great studio there, not sure if over your budget but I think she said around £155k mark but its a great g floor flat with access to its own patio area and a shared garden with a pool! I think its zone 3.
My area (or near enough), so I might be a bit biased but I think it''s an excellent choice. I only didn't suggest it before because I was thinking about 1-bed prices, not studios.
Decent transport into central London and it's not too far out. Reasonably safe. Plus, your council tax will only be about £40/month.
No idea about the investment value, but for living in it's pretty good There is a regeneration scheme for the high street and the new swimming pool, ice-rink (and new flats and big Tesco) should be finished in autumn.Saving for deposit: Finished! :j

It's not the best area of London but Crossrail is coming, as is Sainsburys apparently. This flat is opposite woodland and is very close to transport links, 35 mins to Charing X. It's in Zone 4. Are you ok with a Studio?
I actually think these flats in Shepherds bush are good value. A bit above your budget, but I think they would be great 'renters' if you needed, and some could take an extra wall to make a small bedroom. I think there are significant service charges in that building to consider though.

As an investor I am contemplating getting one. The yield is good, and the area is always popular.
The service charge on these is huge though.It's not impossible to get a studio or 1 bedroom for that range. Have you considered shared ownership?
You probably need to consider East or South East London.
What's wrong with a studio? It's a means to an end - better than lining a landlord's pockets with rent if you can't afford anything better.An area where a lot of firms will not deliver parcels to.
