Can I find out if a Building is Insured?

Hello all,

I have accepted an offer on my flat, the proposed buyer had a survey, I filled in the initial 6 forms.

Just when I was putting it on the market in early March my agent told me the management company had gone into administration that day.

In April the residents recieved a letter from the new management company which i have forwarded onto my solicitor.

The buyers Solicitor wants to see the buildings insurance for the building. The new management company do not have it.

Is there anyway I can find out if the building is insured, any website?
I have a feeling the last management company did not take any out.

    As far as I can work out from reading a load of posts from a Google search it is not possible to find out via a website if a building is insured as that information is not put out into the public domain.
  • We have a leasehold flat and every year we are sent a copy of an insurance certificate for the block, have you ever received a certificate? If so I would try calling the insurer.

  • You're correct, there is little way of finding out

    I believe it's up to the new management comany to put this in place if it's not already and that you and your solicitors should work with them to resolve.

    Irrespective of the sale, you should pursue this urgently - if the building is uninsured, you are risking a big investment, and you are breaching the terms of your mortgage. You or Your lender may be able to put in an interim block policy at a cost to you until this is resolved

    Try ringing your mortgage company, they may have a record of the name of the Building Insurer and the policy number. Failing that ask your original solicitor as they may have a copy although it may have changed Insurer it is often with the same broker

    Thanks for the replies.

    I was given a copy of the policy schedule when I initially purchased the new flat 18 months ago.

    I handed this in to my Solicitor with the Lease and I assume she sent it all to the buyers Solicitor.

    I do not have a mortgage.
    I am using the same solicitor that I used 18 months ago.

    The new management company did find the Buildings insurance and indemnity policy.

    It is certainly a lot more complicated selling a leasehold flat than a freehold bungalow. I live and learn.

    More forms, more solicitors and management that want paying for information etc.

    It took a lot of telephoning the management and my solicitor to get from 11 Landlors and managment form filled in.

    The fact that the old management went into administration and the police are involved which was noted on the form could cause the buyer to pull out.
