Townhouses and Parking Spaces.

I viewed a newish townhouse today, which I liked a lot. However I am converned about parking. It's obviously a problem in that estate as there is a lot of 'car furniture' littered about, most houses only having one space.

The one I viewed was advertised as having two spaces - or I wouldn't have viewed, but it was only when I got there that the lady said -technically the deeds say one space, but as it is at the end of the row - you own the entire side of the house, and the space is right beside the house, so technically you can squeeze two cars on.

I currently live alone, but am worried abut resale as a three bedroom house with one space sounds like a problem. A different style house nearby has a garage on the same plot of land, so she did suggest that a garage could be built if planning permission was gained.

Does anyone know if deeds could be altered to say 'Parking on the owners land' as opposed to 'one space' Or if anyone has any views or experience in this sort of area I'd be grateful to know your views

Parking on our road is a nightmare! Two blocks of six four bed townhouses and only one parking space per house with no visitors parking!!!
I blame the council for allowing it.
Plus the approach road is too narrow to park there without going onto the pavement so that is what everyone does.

so many estates are like this, I wouldnt go near them personally, nightmare. However loads do, so I wouldnt worry too much over resale either.

Viewed a newish house we loved this week but discounted it due to parking issues, EA said most new estate have this problem, so we aren't looking at newish estates anymore. Would definitely put me off buying.

parking is always going to be a problem on many new estates and town centers.
I live in a four bedroom property with a large double garage and a driveway with parking for 5 cars. It is a pain when I need to power wash the driveway and clean the garage BUT it is a price I am willing to pay!!

I would imagine changing the deeds could be expensive.

If you like the house, why not advertise it in a similar way when you come to sell? Space for two cars/one allocated car parking space plus room for a second small car on vendor's land? It got you through the door, after all, and it isn't untrue.

thanks all, I suppose I am also concerned with potential neighbour issues too, -why does she have two spaces when I only have 1 etc. Though I can't imagine anyone else would know what was on my deeds?

oooh, very interesting. Never knew you could do that. Anyway I have just discovered next door sold for almost 30k less a few months ago - so I am going off this house. Clearly overpriced

On many estates built after the national planning restrictions Labour brought in in 2001 as part of the 'war on the motorist', they've also sold the parking enforcement rights to shyster companies who will slap a £100 fine on visitors who try and park near your house.

built around 5 years ago, so this could happen. I think there are too many issues with this one for me
