    Not now a new one has been replaced (by the landlords mate) but I am trying to leave my rental early after lots of issues with our LL so as I said clutching at straws

    Howeever, councils cannot enforce Building Regs once a year has passed, so you should be fine.

    You may have difficulty selling, as buers (and theirmortgage lenders) are sicklers these days for BR compliance, and often insist on an insurance Indemnity Policy being put in place (£100?) to cover the cost of any council enforcement.

    This is basically just a money-spinner for the insurer because, as I said, enforcement cannot happen after a year!

    This is not a reason to justify ending your tenancy early.

    Ending/Renewing an AST (what happens when the Fixed Term ends?)(What is a Periodic Tenancy?)(How can a LL remove a tenant?)(How can a tenant end a tenancy?)

    edit: this info would have saved a lot of time if given up front!

    My original question did state in a Rented property?

    I didn't think it would let me ended but as he won't and is causing me so much grief I am looking to return the favour anyway I can.

    Sorry - I assumed you were a landlord unsure if you needed to get an inspection done.

    Does it matter then if its something the Landlotd should do its also something the tenant should be aware of and in receipt of?

    Not really relevant now, but the distinction is that I replied by
    * giving advice to a LL on his obligations, as well as
    * recomending 'good practice', plus
    * advising on issues related to property-ownership rather than tenancy/letting
    none of which was relevant to your real issue:

    "Can a tenant leave a tenancy early on the basis of.....?" which could have been answered with a single word....
