What to ask vendor on second viewing/after offer accepted?

Hi all,
Hope you can help. We had our offer accepted last week after one viewing and we're going back to see the property this weekend to take some pictures and measurements (we got in before the EA had done these).
I'm trying to compile a list of things to check/ask the vendor and was wondering if anyone had any suggestions.
One of the questions on my list is:
What type of locks are on the doors (for when we take out insurance)?
Any suggestions would be gratefully received :-)

What are the neighbours like, any problems?
How much is the council tax?
oh and...
Are you planning to bury anything in the back garden before you leave...."Put the kettle on Turkish, lets have a nice cup of tea.....no sugars for me.....I'm sweet enough"0 -
swop numbers so you can speak direct for the stressfull few weeks ahead
It`ll help , then you dont have to keep going through third partys for the simplest questionsNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

Probably a couple of good questions to ask before you offer
Has it been taken off the market? What are their plans? Has it been surveyed yet? Good chance to have a nose around and look for things you might want the Surveyor to investigate if not done already?
Good luck !0 -
Thanks for the replies.
Thankfully it never went on the market, the estate agent called us before it went up. It's not been surveyed yet so we'll keep an eye out for things we might want looked into. We had a good look at the roof, troughing, walls etc when we viewed the first time and no signs of concern so that's good.
Should we ask anything about fixtures and fittings or wait for that to be done via the solicitor?FTB Tracker

Don't forget to ask where the water stop tap is? It's too late to look for it if you are unfortunate enough to have a leak.0

1. locks is a good question - also if they have any building reg certificates (changed boiler recently ?) -
2. any furniture they are leaving ?
3. have they found where to go ? is it a chain ?
4. when are they wanting to exchange/complete?
5. check flooring - for rising damp or timber decay
6. state of boiler/ radiators
7. state of closets (if any)
8. have a close look at garage, any leaks (if there is a garage) - hopefully its raining when you go - i detected a huge leak in the garage of a property I was purchasing because when I visited second time it was raining - the owner hadnt told me obviously - either by choice (hid it) or just didnt think it was important enough.
9. electric wires leaving and going in the fuse box - i think if they are grey you are good - otherwise might have to get the wiring done again.
10. what state the gutter around the edge of the roof - in old houses, this used to sit on wood support which would rot after a few years of rain... they are nowadays in plastic.0
