    Latest news is...

    Vendor has been out all day and left son to sort it out (take off the market and sell it to us).

    She is going to call me later to tell me what happened. She was genuinely shocked and still wants us to buy it. She's not happy that the EA appears to have got in the way.

    I'll update later.

    And thanks again to everyone for their advice.
  • Latest update...

    Vendor called back to say the EA had persuaded son not to accept the offer as higher offers had come in and there was still interest in the property. Vendor said still wanted to sell to us regardless.

    Wednesday came and I contacted London and Country (L&C) to sort things out (they were very helpful).

    The vendor called to ask if we had managed to get our finances in place and said to submit whatever we could before the EA specified deadline of Thursday 3pm. Vendor also apologised for son's actions and re-stated that the house would be sold to us regardless.

    Thursday morning L&C forwarded all the paperwork to me, I wrote up a couple of letters and forwarded to the EA. I asked the EA to confirm receipt but they didn't bother (wife called this morning and they said they had).

    As a belt and braces job I also sent all the email attachments in the post (recorded delivery) and send the offer letter directly to the vendor (again, recorded delivery).

    So we are where we are. Sometime later today we should find out.

    Each to their own - no point in debating morals when it comes to property as everyone sets them at different levels.

    It would seem that moral values didn't come into in the end and, unsurprisingly, they sold to higher bidder.

    I need a few beers!!!
