Estate Agent getting in the way or a deal

But has it increased?
Surely if it went on the market on Friday, most of the interest would've surely been over the bank holiday weekend. Can't believe all these hoards of new viewers were away on holidays, etc!
Sounds like tactics to me.

The EA said the phone has been ringing all morning and that they wanted to accept more viewings.
I'll call the vendor when I get home from work and see where we stand - although it might prove to be an awkward telephone call!0 -
you want the house that much ?
call them NOWNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -

Don't envy you - but I'm sure they'll be squirming far more than you!
I bet the EA has talked them into it and gave them a b******ing for accepting the offer. Not that they have any right, but there you go.
Say you were keen to get the ball rolling, spoke this morning with your solicitor, mortgage provider/broker (and whoever else you can think of), only to hear that the deal was off.
Remember they'll be feeling worse/more awkward than you!

Guess it depends if it was priced to create interest..
As the estate agent is likely to be receiving only a certain % of the selling price they dont really receive much extra for such work -- so it may be that the seller has been turned with the attraction of getting a bit more for it...0 -

When we spoke to the vendor they said they were advised to ask for more but they felt it was unrealistic to ask for a higher price when you consider the house will need about £20k spending on it.0 -
I had a similar thing happen to me last week. I notice you're in Dewsbury... It isn't an EA with the initials RR, is it?!
I viewed a house last weekend, and (apparently) so did someone else. We both (apparently) put offers in on Monday morning. After a bit of dancing around with prices, I had my offer accepted on Tuesday evening. Then on Weds, I had a call to say the vendor had received a higher offer and had changed his mind... And did I want to raise my offer again? After a lot of soul-searching, I decided to walk away. My thinking is that if the vendor is prepared to go back on his word once, he could do it again at any point up to exchange, and that would leave me in a situation too insecure for comfort.I phoned the EA on Friday to formally withdraw my offer (I didn't want them thinking they had me as a 'safety net') but told me they were welcome to contact me if the other bid fell through...

Is that not a safety net thenNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
It's not RR it's the one that's a shade of garden 'doors'
I wouldn't mind so much if they'd said somebody else had offered more money. What I can't understand is how I have been asked to enter a sealed bid process.
The Sales Manager was proud to tell me that he'd been in his job for 25 years and that he knew how this type of process worked (i.e. trying to get the most money for the vendor)!0 -
Maybe Dan. Perhaps a bit of one for me too!
My initial bid was £10k lower than my final one, and presumably £12k+ lower than the accepted offer... I was pretty peed off when I formally withdrew, and I told the EA that if they got back in touch, I would 'consider' making an offer, but negotiations would have to start from scratch, and I would be pushing for exchange asap rather than being flexible as I'd previously offered.
TBH, I don't know what I'd do... I don't like my trust being broken...0
