Genuine mistake or cheap EA tricks?

Hi all,
We re-negotiated the price based on the home buyers report. This happened on the 28th of April. I emailed the EA with the revised price and they replied back confirming it. I recieved a letter from the EA saying "blah blah blah, please find your revised memo of sale enclosed" and guess what, it has the original price! This was dated 01-May.

We are due to exchange next week. I spoke to the EA yesterday too (about something else) and they never mentioned about this.

Does this look like a genuine mistake or are they playing cheap tricks ?

I am so stressed !!!

    I know how stressful moving home is. We're hoping to exchange next Tuesday, after several delays.

    It could have been a simple admin error. Have you asked them?

    I called them - they are closed for the holidays I think.

    I am just so angry - they are so incompetent ! The letter says revised price - and it has the old price!! its dated after the email exchange - so I am so stressed - wondering if they decided to revise it back to the original price without even calling me ??? We told them where to go when the vendor refused to negotiate after the survey. We made a final revised offer and told them we are withdrawing if thats not acceptable. They came back later and agreed on a reduction.

    It sounds like it was an administration error and not an attempt to mislead you.

    In my experience, estate agents are not very well trained. I think that there are much more intelligent people stacking shelves in Asda or Tesco. I think most estate agents get the job because they are good at negotiating and being pushy.

    I doubt if it's a trick, simply because such a strategy would just put your back up and they want their commission, sooner rather than later.

    It could have been a minion not paying attention, or it could have been the boss. Estate agency has long been a hiding place for incompetents who could not cut it in other areas of enterprise.

    We had a similar thing happen to us but it was the letter they sent stating their comission rate. They neglected to include the lower rate of comission that we agreed should they sell for less than an agreed price. We contacted them and they changed it but I bet they try it on so you sign without realising and try to rip you off. I am however pretty cynical about the whole thing at the moment!

    Going through the house buying process ourselves at the moment and generally we hand found both the Estate Agents and Solicitors do not have good typing skills...lots of errors in most correspondence received. But don't worry I'm sure it is just a typing error we had an error in the figures for our mortgage but all sorted very quickly and easily.

    Won't your purchase price be shown on the contract that you're near to exchange?
    Surely as long as you're happy with what that says, it doesn't matter what the memo from the EA says?
    I assume your solicitor knows about the revised purchase price?
