Rented business premises - reant areas, notice from Agency

    What about kickstarter.com? Get people to pledge the value of a 2 night stay to be taken within the next 6 months. Set target of £10k in 2 weeks. If she reaches the target she gets the money up front, can pay off the arrears and the people sponsoring her get their 2 night stay later on. If she doesn't hit the target nobody pays anything and she's no worse off.

    A guy called Chris Parry did something similar with jewellery recently. He hammered Facebook with updates and made £10k on top of his target!

    She'll need to make it slick, mind you.

    That's great for the guests but 6 months in she can't pay her rent!!! Something isn't working there!!


    As I have mentioned before - she took the place on in August last year but only started taking guests in December and as it was almost dead season till April.... It is month 10 now in May since she took the place on.

    She can pay the rent now, it is the arrears that are the problem and debts she got into during the place up (to a very high standard)

    She is on booking com and gets a lot of bookings from there. She could not get on last minute as she had KGB deals so last minute did not allow to join at the time.

    Got FB (almost done).

    Kickstarter - no idea what this is , got to look it up.

    Notice was given on the 4th May - 2 months notice to move out by the 4th July.

    Agency/landlord expect my daughter to leave all furniture/fittings to cover the rent arrears.

    So, having put so much money into the property (landlords does not recognize the increased value) turning it from damp/mold (?) infested ...hole into an absolutely amazing place, in debts up to her ears - my daughter will be coming back home.

    :(

    They 'expect', but what's the legal situation? What does the original agreement say about furniture and fittings?

    Financially, is selling them off to raise funds to pay off the arrears a better option?

    Place was rented unfurnished - everything there is inside belongs to/was bought by my daughter.

    BUT they claim they will "accept" this to cover rent arears and refuse to aknowledge that the building/decorating work she has done is worth way more than arears as they say the house was fit for purpose.

    Perhaps as a homeless shelter but not as a B&B for paying guests. At some point, part of the ceiling collapsed (leaking pipes) and that was fixed by my daughter and at her costs - things like new shower screen doors, internal doors, flooring etc etc, replastring the walls etc etc etc.. They do not want to admit this was essential work for the house to be fit to use as B&B.

    In any case - very difficult to sell furniture when she still has guests in the B&B and will have till she moves out.

    As it is NOT advertising, have a look at what is inside, as I said - all belongs to my daughter, all work was done by her - some photos here:

    The 4 poster bed alone was £1800, each mattress was £400.. Those are not Argos flat packed furniture there :(

    Absolutely heartbroken.

    She has no money for a solicitor to look at the paperwork, stupid I know all she had 9and borrowed) went into this house.

    Landlord said she can of course take the furniture and pay him the arears - knowing very well that transporting all back to London would be very costly and where would we put it here? In my 2 bed flat?

    :(

    Selling (all is less then 6 months old, the 4 poster room about 3 months old) with guests still there....

    In the dining room she has 3 of those lovely tables each with 2 georgeous chairs....

    Sigh...

    What a mess :(

    Unfortunately it is not just rent arrears. Your daughter also owes rent until the end of the notice period so it may be the best option to agree to leaving the contents in return for a full settlement with the LL. Even good furniture often has a very low resale value. As you say a mess.

    Perhaps this will be a lesson, a VERY expensive one as regardless of the house/rent issue - my daughter will be still left with around 20k debts (loans/cc/catalogue) that she took to do the place up.

    Young, inexperienced - has to pay in more ways than one.

    sorry to hear this outcome, it did look like it was going to end this way unfortunately.

    a very sad lesson in not getting the right advice in the 1st place i'm afraid. perhaps £1000-£2000 spent on legal advice & getting the right lease/terms in place. it might seem expensive when you're starting out but cases like this (& many others i've seen) show how much it can be worth in the long run.
