Sometimes if more then one person is interested the EA hold back offers hoping higher offers stack up....
Just a thought as thats quite abit of interest for 2 weeks :-)People don't know what they want until you show them.0 -
We put in our offer more than a week after the second viewing. There were still houses that were coming up and viewing them confirmed to us that the one we liked really was the best out there.

That's what I am hoping they are doing. A house across the road from us with the same square footage but slightly different layout and bigger garden has just come on the market BUT they have the original bathroom and kitchen and haven't redecorated etc, and they have put it on at a whopping £145,000 - £25k more than ours. It is way overpriced and I think it will make ours look even more appealing especially if they look inside.Oops, I missed that you'd already had some 2nd viewings... I think a week after 2nd viewing is fairly normal...
I hope so:)We viewed our current house only once and then put an offer in about a week later, the moment we had accepted an offer from our buyer. Slightly different situation to that of your viewers, but I think there are plenty of reasons as to why offers may be delayed.

It's interesting you should say that because one of the buyers called the EA 3 hours after the first viewing saying he did want the house, didn't want to get into a bidding war (he knew there was interest because his viewing was sandwiched between 2 others) and what offer would we accept (it is on at 'offers in escess of'). But he didn't actually make an offer! The EA urged us not to offer a price because of the interest from others.
I am happy that we didn't because if the guy does want it, he will have to put on offer in. If he doesn't he can't have wanted it that much anyway.

We once offered 6 weeks after a viewing. We both really liked the property but felt it was over valued (it had been on the market fo 18 months with a few price drops). Told EA what I thought it was worth and EA said quite snottily she didn't think vendor would accept that amount, so we left it.
Roll on 6 weeks and EA rings me up - would we like to make an offer? - so we did, for the amount previously discussed. Offer was rejected with no counter offer. What a waste of time. Property didn't sell and was taken off the market.It is a good idea to be alone in a garden at dawn or dark so that all its shy presences may haunt you and possess you in a reverie of suspended thought.

We viewed a property on Wednesday and have decided we really like it but no point putting an offer in as ours is only going up for sale next week. One across the road from it is now for sale so will go view that and compare. Could be months till we offer on anythingHave a Bsc Hons open degree from the Open University 2015 :j:D:eek::T0

In late September 2012, I viewed one property on a Wednesday. Re-viewed it with partner the following Saturday, then offered (95% of asking price) within half an hour of departing the property. Offer was then accepted within 10 minutes. We got the keys in December.
Assuming what we were told was true, we were the only NON-potential BTL viewers, and were also the first (and presumably only, as we didn't get gazumped) offer. EA told us vendor was specifically hoping for FTBs to view. Not sure if this was an attempt to butter us up, but I guess it makes sense from the chain perspective, and so on. By this point, the house had been on the market for 6 months. It was well-priced (very low property value area), but by no means ultra-cheap for what it is.
We were FTBs, buying a vacant (investment) property. Finance was already in place (deposit and a mortgage DIP), and the property ticked all of our boxes. Then, we knew exactly what we were looking for, we weren't viewing all sorts of potential homes in the hope that inspiration would strike us, and that we'd fall in love with a pile of bricks and mortar
We ruled out tons of properties just based on their Rightmove entries, and vowed only to view those that we could provisionally picture ourselves offering on. As it happens, we only viewed one.0 -
I've recently sold my house, the buyers booked the viewing the day it was advertised and I accepted their offer the day after they viewed. It was 27 days from deciding to sell the house to having an offer acceped on my new house thinks went a little bit faster than I expected:rotfl:0

I can only give you my own experiences having sold both my parent's house and my own in the last 6 months......
Parent's house - 3 offers received. 1st one took weeks after 2nd viewing to make offer as they were viewing other properties. They pulled out after a week. Got the feeling they were indecisive. 2nd one made offer day after viewing. Fell through after survey. 3rd offer - viewed on the Saturday afternoon, offered on Monday morning. Went through in 10 weeks.
My house - 3 offers - 1st one again took weeks as she wasn't sure about the area. She pulled put claiming she had found out she might be about to lose her job. Could have been true, but I think an excuse. 2nd one offered next day after viewing, then did a disappearing act. 3rd one - second viewing on Saturday afternoon, offered 9am Monday morning. Went through in less than 7 weeks.
Couldn't help but notice how ironic it was that there were so many parallels with the sale of both houses - weird.
The property we bought for my parents we offered on several weeks after viewing but only because we were waiting for a proceedable offer on their house. However, we were keeping the vendors informed so they knew we would offer when we were in a position to. The property I have just bought - viewed Tuesday evening, offered 9.30am Wednesday morning as I was in a proceedable position with my house sold stc and mortgage DIP.
I personally think that if buyers are proceedable and are decisive, they will offer ASAP if they know the property is 'the one'.0 -
Our house has been on the market just over a week - 12 viewings and 1 second viewing with a few more lined up. No good noises from the viewers yet (and conversely no bad noises either) but I am hoping someone does make an offer soon - the interest and lack of (constructive) feedback is annoying, especially when we have our eyes on a house.Thinking critically since 1996....0
