    You might get an ex-council place or a 'cottage'.

    I love that the only advice you've appreciated is that which picked holes in a realistic suggestion and that which gave you a fairly unrealistic suggestion with no mention of the rent in that desirable area.

    Yes, I know but as we're talking renting a 3 bed for £1000 PCM that may be the reality of the situation.

    OP would need to look at the street in question and immediate vicinity to know whether it was fit for their purpose.

    Yes, I agree that the OP's options are going to be limited based on their budget and requirements.

    I had a very quick look on Rightmove and there is this 3-bed maisonette available in Patcham.

    You may get something around your budget in Shoreham, but it takes a lot longer than 10-15mins to drive to Falmer from there , especially in the morning!

    Lewes isn't cheap but is a quick 10-15 min rail journey to Falmer and Brighton via the train and also easy 55mins to London so this tends to keep it popular with Scholars and city workers..1 bed flats seem to be about £650 a month and 2 bed terraces around £1000 so you'd be looking nearer £1200 for a 3 bed family semi

    Lower Bevendean (towards Lewes Road) and Upper Coldean (between church and bypass flyover) are absolutely lovely places - many students and otherwise mostly owner occupied ex-council houses with a few leftover council-owned council houses, mostly with very long term resident.

    On all of these estates the areas closer to the main roads are nicer than the deeper in areas. All very easy access to universities. I worked at one of the unis and walked to work in under 20 minutes cutting through the forest. Very nice walk it is, oo :).

    If you want to be close to Falmer, you are better to look on the East Side of Brighton.

    I suggest Seaford, there are quite a number of 3 bed properties under or around £1,000.

    Newhaven is much more of a working town, I don't mean to sound snobby or anything but it's a very much down to earth place with a pretty much decimated town 'centre' (hardly a centre really) - but you do get more for your money but there are good and bad areas.... having lived there a few years it was clear that some areas have people moving in and out every 6 months in some accomodation with the fun and games that go with that ie neighbours parking inconsideratly, noisy etc but some areas are very nice no doubt about it. Do research first of course!

    Agree with FBaby that Seaford is a good option for train coming back into Brighton. Parts of it are a bit grim (though same could be said of almost anywhere) but amazing countryside on your doorstep.

    Lewes is very nice but on a par with Brighton price-wise.

    My friends have just taken on a very average 3-bed rental in a fairly undesirable part of Hove and it is £1,300 per month, and they said this was typical. Have you looked at Worthing? It's further out and technically the 'wrong' side of town for Falmer, but you can get the train from Worthing to Brighton in 17 minutes, then change there for a train to Falmer (under 10 mins). Worthing is *considerably* cheaper than Brighton in terms of house prices; would assume that must translate to rentals too? (A quick look on Rightmove brings up plenty of 3 beds in the £850-950 range, for eg)

    I would imagine that Hassocks, Burgess Hill, Haywards Heath etc are also fairly pricey as they are on the main trainline to London. Burgess Hill may be cheaper as it's not quite as desirable. B*gger's Hole we used to call it :)

    If a train connection is not so important, then maybe look at areas that are north of the railway line as these tend to be a bit cheaper (eg, closer to the A27 than to the sea).

    I believe there is a static caravan park in Lancing.

    I think you'll find it hard to find somewhere within 15 mins drive of the campus for that price. City centre and A27 traffic can be terrible (depending on time of day).

    I would second Worthing. Nice large 3 bed 2 bathroom victorian terrace next to me with parking and decent garden, nr good secondary schools and close to station £850/900 I think. I've managed Falmer in about 1/2 hour from here. Brighton/Hove won't (good areas) be doable for £1000 but maybe Shoreham if those that live there know?
