Hi I’m thinking of taking my previous tenant to the small claims court due to damages to the property and loss of rent. If I proceed with the claim can I continue to repair the property & re let or would I have to wait until the case was settled?Thanks

Small Claims Case: Supplying Evidence for Upcoming Trial:
Hi,
Obviously I know emails are are admissible evidence for a small claim court case.
However can someone please explain am I correct in thinking you don't require the email sender to verify this further with a signed witness statement?
I just want to know in case I require that person to do this in advance. The person in question is aware that the trial is coming and was happy for me to use their emails as evidence but i was wondering how you actually corroborate them at the actual hearing?

I purchased a designer radiator from a well known plumbers merchants on the internet. The bathroom fitter was delayed starting the job due to ill health. However when the plumber came to fit the radiator I asked him to leave the plastic film on the mirror in the centre of the radiator to stop it from getting scratched. Once the plumber left I took the plastic off the glass only to find a few dark spots & small scratches on the glass. I was not at all happy & sent the company I purchased it from a message. They responded by saying they had been in touch with the manufacturer who could do nothing about it as I had had it for longer than 30 days and it had been fitted. I contacted Citizens Advice after writing a letter to the company. They advised me to send the letter & give them 14 days to reply. I have actually given them 5 week due to covid & everything moving slower. I did not ask for a refund but just simply want the radiator replaced or the mirror on it replaced. Am I being unreasonable to ask them for compensation due to the fact I will have to pay another plumber to remove & then replace the radiator? The company are just trying to give me the brush off by blaming the manufacturer when I know the problem lies with them not the manufacturer. What do you you think my chances are of getting it resolved?0

Kenya Airways cancelled my flight to Zambia in August, and said they would refund but didn't. Sent a claim via the government webpage (Money Claim On-line), and got the money and fee back in December a week after they received the County Court Claim Form. (Just used their Heathrow office address as the defendant address, and they refunded directly into my bank account)0

I won a case in SCC , I applied for 3rd party debt order but the company bank acc had been moved , the company did issue a short defence in the original case but didn't turn up to court .
They have now applied to have the case set aside with pages of defence this time at the court which is closest to them and nearly 200 miles from me (original case was in my home town)
I am prepared to travel to the court for the hearing, but my understanding is that if they had supplied a defence originally they can no longer ask to have the case set aside0 -
