experian / endsleigh tenant credit and referencing checks

hi

really need advice very worried. myself and partner are trying to rent a property the estate agent is ocean lettings. we have now got to the stage where they are going to credit and reference check us. myself and my partnered had a joint debt mangement plan about 5 and a half years ago which we partially paid off payplan made them offers for us which they accepted. my partner also has a credit card with lloyds which has been taken over by a debt firm a couple of years ago so is defaulted however we have paid it everymonth on time for the last 1 and a half years one payment was missed as our direct debit went wrong but we rang them within 48hrs and paid the due payment we have rang them and they say from there point of view they are happy we always pay on time and have sent us a letter confirming this. im just really anxious will these things make us fail and therefore lose the house?? also i really want to know what they will ask our current landlord?? any info would be much appreciated

    When were your last recorded late or defaulted payments? Are you both on the electoral roll, do you have good credit history with contract mobile phones, are all your bank accounts at your current address?

    TBH possibly you will fail if you have much in the last few years, five years ago is not so much of a big deal. Can you get a guarantor?

    Best thing would be to tell the agent and LL about this before you get checked, so that they don't feel you've tried to hide anything, and so you don't waste money too.
    I have taken tenants with less than perfect credit history - but not if it only comes out in the credit checks.
    As FF says, being able to offer a guarantor would be ideal....
  • hi thankyou both for your responses im really greatful. ff- we are on the electoral and as far as i know all accounts registared to this address. last time we miss a payment was over a year ago and was for the reason in my first msg. we have good history with both of our mobiles and other than my partners credit card nothing in the last 5 yrs. slopemaster- we have to la and he seems to think it will be fine i can get a guarantor if they need it. thankyou so much for your responses
  • letting agents can only see publicly available information, like CCJs and bankruptcies. they can't do a FULL credit check. a few defaults shouldn't be a problem.

    Can't the credit referencing companies they use do a full check so they get to see the same info that you would get if you asked for your own free credit reports? I mean, isn't this what you're consenting to when you let them do this?

    Even if credit check failed, landlord may be amenable to 6 or 8 weeks of deposit, or pay up front for 6 months. Though it sounds like that might be financially prohibitive for OP and guarantor may be only way.

    OP, do consider requesting your free credit reports from the main three agencies ahead of any credit check that actually matters to you. It's really helpful to know what you may have to face!
