Say that you are aware the buyer is likely to want to knock some more off your house price or may even pull out, you are stressed to the limit, and not going to tempt fate by claiming a sold price 'til all the paperwork is signed, that it has all been terribly difficult and disappointing, and then look close to tears as you run back into your house...

The EA is NOT going to reveal the price you obtained for yours.. not least because he's aware you haven't achieved it yet... He might hint, discombobulate (lovely word) and otherwise conflounder opinion, but there'll be no fact there.

Absolutely agree with the first para, but just a note of caution: it's very likely the EA would reveal the agreed price, if it's a high price and they're touting for business. When we put our house on the market last year one of the agents we got round to value it proudly told us of the offer they'd just got one of our neighbours. (We'd been too polite to ask!) If you think about it, if they're asked to value a house the same as yours, obviously they're going to value it at the same price.

Tell them to all mind their own bloody business!!
Never, under any circumstances, take a sleeping pill and a laxative on the same night.

if they are real friends, I dont know why you wouldnt be honest,

if they are mere neighbours then I am amazed they are asking, they will find out in the fullness of time
  • You'll be moving soon, you can tell them anything. Tell them your charitable instincts have kicked in and you've given the place away to a donkey sanctuary.

Or pretty much what everyone says, delicate stage in negotiations, hard to fix a figure at the moment. Once contracts are signed and the deal is secure you can reveal all and tell them the name of the donkey sanctuary.
