Telling neighbours how much i accepted for my property

Hi ,

I accepted an offer today on my property , i am good friends with my neighbours and 3 have already asked me how much i accepted at.

i have not responded as i think when they hear the price they will want to put their property on the market as most have said they would sell for the right price but they are all new builds and not one has been sold since we all purchased them in this state.

My concern is that i tell them and even though i have not exchanged 1 or 2 of neihgbours properties might go on the market which could attract my buyer or drive my price down , what do people think?

Also can an estate agent reveal the figure of what was accepted on a property if someone just rang up to ask?

Any feedback would be greatly appreciated , thanks.

  • The price will be eventually published once the transaction is complete. Could you advise them that you don't want to disclose it at this delicate point in the process but will be happy too once you've exchanged.

You're moving so won't have to put up with them for long if they take umbrage! ;)

Knock 20% off what you've accepted and tell them that

Yes i suppose that would sound like the logical think to do , it is probably because i get on very well with them and are friends that i find it difficult to say i am not telling you but at the end of the day they would probably do same thing if in same situation!!

    Cheers for reply , appreciated.

Yes i did think this also , was just wondering if they could ring up the estate agent and ask them how much was accepted or is there client confidentiality to a certain point!

Or add 20% on and your buyer will think they've got themselves a real bargain if the others do put there's on the market20% higher!! :j

The EA works for you and you are paying them a substantial fee. They should do as you instruct them.

When they phone up to ask how much theirs is worth the EA will probaly say something close to your sold/asking price possibly a bit higher if you got asking.

How close is it to the asking price?

Don't do this! Your neighbours might market their house for the knocked down price & your buyer will go with them instead!

Just tell them you'll let them know once the sale has been finalised.

When we sold our first house we told everybody everything the first time we accepted an offer, then a week later the sale fell through. So after that I was so nervous that I didn't tell anyone the house had sold until moving day! The for sale/sold sign kept falling down anyway, so in the end the estate agent left it down.

    Good luck x

Tell them that they've accepted at a few grand off asking price, but you think they're going to haggle down further down the line so you don't know yet. Then go into a long spiel about how stressful it all is and how you're really sad to be leaving such a wonderful place to live.

And tell them that you wouldn't recommend it to anyone!

I read that the offer you have accepted is confidential until contracts are exchanged and therefore the EA shouldn't be disclosing it (only what I have read, don't know if its true).
