Timber framed plasterboard flat......

Hi everyone

I have recently had an offer accepted on a flat, and the ensuing survey has revealed that the flat (in a block of c70 flats) is timber-framed with plasterboard walls. The block is 11 years old, and I understand that this is the most common form of flat construction nowadays.

Is this something I should be concerned about in terms of safety, holding its value or potential problems over a brick construction. ?

Am I worrying over nothing ?

Any comments would be gratefully received.

    Have you considered noise levels. With only plasterboard between you and the neighbours the noise might be unbearable especially if they had kids or pets

    I presume these are internal walls.

    The problem is that there is no single method of construction for timber partition walls, as there are various specs, and some are designed to reduce noise much better than others.

    Without knowing how much care had been taken to reduce noise transmission, I'd be wary, especially in consideration of some threads currently running here.
  • Yes, I have since established that the outside of the building is brick cavity walls. I have also established that the party walls will be block with timber frames and plasterboard attached.

    I feel a lot better now as I had visions of there just being plasterboard -insulation- plasterboard between each flat.
