New Build Council Tax Banding

Hi All,

I'm not sure if this is best placed here or elsewhere but here goes!

I'm looking at a new build house but can't figure out how the hell to work out a rough council tax banding for it. It's currently worth £250k and is a 3 story house with 5 bedrooms. The area has never had 3 story houses so I can't find a like for like property.

Can anyone offer any pointers?

    See what other houses at the same sort of price are banded as. The number of storeys doesn't really come into it.
    In theory a house is banded according to an estimated value sometime back in the early 90s, so you can try various house price inflation calculators to work backwards.
    Or you can go: there are 8 bands that correspond to 8 value ranges for housing.
    Does this house fit in the bottom band? (A)Unlikely (probably mostly 1 bed flats)
    Does this house fit in the second band of prices? (B) Unlikely (probably mostly larger flats and some small terraced houses)
    Third band? (C) Unlikey (3 bed semis maybe)
    Fourth band? (D) Less unlikely (2 bed bungalows, some larger semis, maybe the odd detached)
    Fifth band? (E) Quite possibly (3 bed bungs, 3/4 bed detached)
    Sixth band? (F) Quite possibly (Larger places)
    Seventh band? (G) Not too many of these
    Eighth band? (H) Unlikely, even fewer of these

    I would _guess_ E/F is where it will be - but if it hasn't been assessed yet, your best bet will be to look at the band of other places of similar prices.
    Or has the developer produced similar developments reasonably close that might give you an idea?

    I would be surprised if its E or F!

    The 4 bed detached I am buying, 1500 odd square feet is D.

    Where I live a 4 bed detached 1500 sq ft would be a Band E/F.
    If you are querying your Council Tax band would you please state whether you are in England, Scotland or Wales

    Hurrumph - not always. Our builder told us ours would be a D when we bought it 5 weeks ago. Just had the banding through from the VO - we are an E. Throws my budget out by £36 a month *grumble moan*

    DD has a 1500 sq ft 3 storey terraced with 4 beds (3 double + a small single), 3 baths, WC, utility, dining kitchen and 2 public, new build. It is banded as an F. Purchase price Dec 2012 £249k.

    Builders knew what the banding would be as she bought the second last on the development.

    I'd drive round to find another new build/identical house that's lived in (maybe one they've built in the last few years to the same design). Then go online and look up the band of that address.

    you could phone the Valuation Office and find out if its been banded yet or ask the builder/developer.
