House being valued today

I have 2 estate agents coming to value the house today. One has a local office in our village and the other doesn't but they are selling the house we hopefully will buy if its still for sale when we sell ours. Any advice on what to ask them or in how to choose who to go with? Also is here anything I should do other than make sure house is clean and tidy?

Negotiate on their fees and for how long you're tied in (wouldn't want more than around 10 weeks max).
Make sure they don't charge extra for floorplans. Get them to include one!
Make sure you don't have to pay them anything if you cancel the contracts or change agents after the term - or if you find a buyer privately (not through someone seeing their board, etc!).
They must use rightmove (presuming England).
Don't pick the one that values the highest - do your own research as to sold prices of similar nearby properties.

after you have all the important information above, if your favourite isn't the cheapest, ring the favourite and ask them to beat the competition in terms of £££0

...and then cross your fingers that they don't keep such a strong weather eye on the opposition that they know very well you're lying when you say that.....:rotfl:
My guess is that they both know EXACTLY what way the opposition does business......:cool:0 -
Ask them how many houses they have sold in the locality recently and how close to AP wer ethe successful bids? Ask them exactly how they will market your property? Ask them what service they will provide - accompanied viewings, floor plans (as mentioned above), EPC (may be cheaper to sort yourself), which websites will it go on. They will probably both say they have buyers waiting in which case you chip them down on both price and contract period. But be suspicious if they're too keen to agree to a price cut, decent agents will be worht their cut.0

Lying to the EA is unlikely to get you a good deal. Anyone worth thier salt will know what the competition is likely to offer.
Dont haggle too hard on fees. If an EA has two properties of the same value on their books, and one is offering 1.25% commission and the other 1.75% - then it is fairly obvious to see which one they would push harder.0 -
First one has been and was very positive about our hose and I am happy with what they gave as a value. They charge 1.25% and an epc is £65 through them. They do viewings which is important to me as I want to be able to nip out with kids if hubby is at work. They will get all info in post to me today he said.

Second one does an upfront payment option but we don't know if its a good idea or not.

JMO...the answer is "not".
If the EA already gets their fee BEFORE they did any work - where is the impetus for them to do any?! Whether they ultimately are good, bad or indifferent, doesn't matter since they already have your money.
Never pay anybody in advance ( unless it is for essential items necessary to carry out the task ). Not a builder, a vet, a dentist, a carpenter, anybody....and certainly not an EA.0 -
