House sale on hold with planning and regs problems please help

hei all,
in 2009 i built my conservatory onto the back of my house. it does not exceed 50 cubic metres and also doesnt exceed any of the boundries, nor is it more than 4 metres tall. however as i put it up myself it was done without planning or regs. was planning needed and would an indemnity policy help the buyer move things along, also i converted the loft into a bedroom for one of the kids gagin with no planning or regs although i did follow the regs as far as i could gather. i have not altered the roof in anyway . ... what i would like to find out is if we are in trouble and how can we get the work regulated or becvause i am going to take out an indemnity policy and the work has gone un noticed for 4 years will things be ok??? please help anything would put my mind at slight ease.
