Thats what we are hoping/thinking , but it might be the case builders/investors are waiting in the wings thinking its a probate sale , and that at some point we will have to take silly money
we wont , as much as it will pain the fellow beneficirie not to get his inheritance for a while and we will have to give up on other house , we will never let someone get there hands on it for a cheap priceNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
this is assuming the market is still flat and people arent wondering around with 300k to spare!Never, under any circumstances, take a sleeping pill and a laxative on the same night.0

I don't know the area either so not sure about the price, but definitely agree that some planting (in containers so you can take them with you as you've suggested) will do wonders to soften the front elevation and give *kerb appeal*. The good-sized garden would definitely be a plus point to many - me included if I were in the market for that type of property - and the cul-de-sac location is also a positive!Mortgage-free for fourteen years!
Over £40,000 mis-sold PPI reclaimed0 -
My hands are sore! , spent all last night , firstly scrubbing all the gutters , front and back , then ripping up carperts as there is lovley wooden flooring underneath , my wife had done all the pots etc , bed at 1.30 , have the EA coming later for a viewing that was booked last night , and he will bring his camera to update some pictures
next job might be to strip the walls , hmmmmmmNever, under any circumstances, take a sleeping pill and a laxative on the same night.0 -
I wouldn't bother stripping the walls - leave that for the next guy.
I last bought (and have yet to sell) a bungalow as a doer-upper. There's one thing for sure when you set out to buy a bungalow... more than any category of house I know of, they either come with:
(ONE) (triple A rated double glazing, top quality kitchen with halogen cooker, new central heating with A rated combi, new bathroom (unused because), quality en-suite to main bedroom, thick quality carpet throughout, well maintained)
or
(TWO) (Old and tired kitchen and bathroom, a creaky boiler and old radiators, worn carpets in places, maintenance jobs abound)
The former are from OAPs who spent on the house and have probably moved on to other properties - possibly in Spain. The latter come from those who either didn't or couldn't spend, and who went away with no further need for a property.
I looked for the latter, to turn it to the former. If you start doing stripping jobs while marketing, you could miss out on a buyer who sees the property in a right state and runs, and you could uncover no end of problems just hiding away. Leave it. Treat yourself to a night out instead!0 -

My advice doesn't always get this warm welcome :rotfl:
There's a huge difference between doing a house up to make a profit (which is normally a process that takes six months to a few years), and the remedial tidy-up that helps it sell more quickly (and this takes a day or two at most). The former may well slow the sale down, the latter may well not increase the sale price.
If you can't do the remedial work for less than a couple of hundred £, if it means getting someone in, if it is something you've lived with yourself for ages, then it's likely not worth doing.
What is always worth doing in cleaning up and de smelling and gluing it back in place and oiling it so it doesn't creak and levelling it and removing the cobwebs, that kind of small job. The toothpaste rings on the bathroom windowsill (one wipe with cream cleaner), a dirty light cord-pull in a loo (bleach, or 10p worth of new cord), clean windows for brighter rooms (bucket of water £0.02)0 -
DD , advice please......where our grandma had warmfront in a couple of years back to install the boiler , they were only obliged to supply 5 radiators , good rads but the plaster where the old ones were has cracks etc and some holes
should i be filling in and sanding them down , in your opinion ?Never, under any circumstances, take a sleeping pill and a laxative on the same night.0
