hello! I have got keys today to my new house and have got 7 days to check the house and inventory. Had a quick walk round today and have noticed a few things that I would like to get sorted - would people mind looking at them and seeing if they think its reasonable to request to be sorted?
1) Bathroom sink is cracked in the basin and has a (very) small hole in it, but still a hole! Worried this is leaking through to the bottom of the basin and causing mould, my little boy is asthmatic and this concerns me! Should I ask to be replaced?
2) Bathroom taps are a bit dodgy, to turn the hot tap off you have to push it in and turn it, if you dont it just turns and turns and turns with no effect.
3) it has banisters and the bottom spindle is broken in the middle - its held together by the top and bottom banister but if my little boy was to lean on it (he is two so probably would!) it would come away from the top and leave a sharp spear pointing upwards - eeek!
Can someone tell me if this is reasonable to ask to be sorted?

Is it a new build? If so I would mention everything you see, no matter how small. Worse case, they say no to some of it. If you have spare taps/toilets make sure you use them, turn taps on full. Open all your windows, make sure they open and close well. Check all the appliances, radiators etc.0

If a new build, create a snagging list, and ask for all snaggings to be completed beforehand. The points that you have mentioned I would think are perfectly reasonable to be sorted out - they're hardly major!
If not a new build, it's par for the course. Of course amend any offer (if you think it behoves you to do so) prior to signing on the dotted line.

Yes, it is reasonable. Why any landlord would let a property with such obvious defects bodes ill. Most especially a cracked basin.0

You can be friendly/polite but should list each defect and ask for a timescale for fixing them. Perhaps end by asking if he'd like to come round for a cupof tea on Monday at 5 (or whenever) and you can let him see the problems.
By writing
* you get it on record in case of any later arguement (ie he blames you for damage)
* you have acted in a 'tenant-like' manner by reporting the problem. If you don't tell him, he doesn't know there are problems with his property!
* you motivate him to repair0 -
I would also take photos with a newspaper showing the date so that the damage can't be blamed on you later on.
If those problems aren't in the inventory, go over the place in minute detail. If big things like a cracked sink aren't noted in the inventory, other more minor things may have been missed off.0 -
its being managed by the letting agents and they are expecting the inventory back (and with any extras I notice and add, she did say that) within 7 days so I shall do that tomorrow.
