housing benefit in chesunt (broxbourne)

hi all,
i have a question about what my mom could be entiteled to in terms of housing benefit
she is 3 and a single female. i have seen a 2 bedroom for 890 in chesunt. looking at the broxbourne hosuing benefit calculator it is not asking how many bedroom the property is and it says that they will help her with the full £890 . however i know with the knew rule you can loose 13% or more if you have spare bedrooms.
she needs a spare bedroom as she is old and sometimes one of us has to stay with her as she has few health problems.
before deciding on what to rent, do you guys know what is the likely amount paid and how long would the application take
is a one bedroom the standard for one person thus 2 bedroom will have an extra bedroom ?

Bedroom tax pnly applies to social housing, if its private rent then you can have as many rooms as you can pay forBedroom Tax / Spare room subsidy / Housing Benefit Reduction - It's the same thing, get over it.0

In that area assuming it is a private let, she would get £139.54 a week Housing Allowance - £605 a month (12).
This is for a single person who is entitled to a 1 bed property.
Based on that and you cannot get the 2 bed rate, she would have to find £285 every month out of her other income.
If she was to look elsewhere, in another area you could well find that the Housing Allowance will go down from £139.54 - as an example south of Canterbury (Shepway) the 1 bed rate is £86.54 a week!!! I quote that figure as it is one of, if not the lowest housing allowance figure in Britain yet the 1 bed decent properties are just as expensive as in Tunbridge Wells!! I should know I have a niece that works in Canterbury and rents in the Shepway area.0 -
according to below from council of that area, it says that you will get benefit for two rooms, is living room part of the 2 rooms count?

If you are aged 35 or over and live alone
If you are 35 or over and live alone you can get the rate for a two-roomed property if you rent a self contained property with at least two rooms. For example, this could be a one-bedroom flat.
If you choose to live in a property where all or some of the facilities are shared, you can only get the shared Local Housing Allowance rate. Shared facilities could be a living room, kitchen or bathroom.0 -
on another page this is what it says which is sort of confusing
The LHA that is used to work out your benefit will depend on how many people are in your household.
Allow one bedroom for*
· every adult couple (married or unmarried)
· any other adult aged 16 or over
· any two children of the same sex aged under 16
· any two children who are under ten years old
· any other child (under 16)
However, from 1st April 2011, the maximum LHA rate payable for new claims is for the four bedroom rate only.
We do not count other rooms such as a living room, kitchen or bathroom.
*Single claimants under 35 years old will be entitled to the shared accommodation rate.
Single claimants over35 years old and couples with no dependent children will be entitled to the rate for a one-bedroom property, e.g. a one bedroom flat or a studio or other kind of self-contained accommodation,provided they actually rent a property of at least this size.
For example, an adult couple with one child would need one bedroom for the couple, and one bedroom for the child. We would use the two room LHA rate to work out their benefit.0 -

the bit you have quoted answers you question
her housing benefit will be based upon the one-bedroom LHA rate (and the amount paid could be less than this depending on income) but she can live in a 2 bedroom property if she wishes...eg if there is a 2 bed for £605 per month and she is entitled to full benefit, then it will cover all the rent0 -
thanks thus if she gets the £900 pcm one she will have to pay the extra but the council will still pay her for the one bedroom rate ?
or will they not pay her because it is two bedroom
also would they help with deposit ?
do you guys know how long it will take to process such application?

Caz is correct, she will get the one bedroomed rate for the area if she is aged over 35. You can be upgraded a band under 35 if you have a serious disability to a one bed from the shared accommodation rate.
What ever the property is and it could be 2 bedroomed she will only get the quoted rate for the area in terms of HB.The most wasted day is one in which we have not laughed.0 -

i read somewhere which said if she is on income support then she will get the full rent. she is currently looking for job and on income support . based on what i have read i guess this means she will get the full rent up to the allowed rate , am i correct ?

But you need to remember that not all of your rent or housing costs may be covered.
Also, the Housing Benefit you can get may be reduced if another person lives with you who could be expected to pay towards their accommodation, even if they do not.
If your Housing Benefit does not cover all of your rent and you need more help, you may be able to get some additional money from the local authority0 -
