are they trying to play us? ftb final offer rejected

Background
Saw house went with there mortgage advisor at first was not paying 500 quid for her just apply for me on halifax. Could of done it myself did it myself got 5k more on my own. So then made offer on house up for 65 k
We offered 57 k - rejected
Offered 58 k got told she was looking more for 60k so left it and carried on looking between offers esate agent was try to find how much we got.

2 weeks pass find out my tax credits and credit score goes up so ring halifax to update offer me a extra 11k on my mortgage in principle. But want 15% deposit so highest we can go now is 60k ring up place offer. Dont hear anything for 2 days normally only takes 2 hours to say no. Ring up today the womens asking for closer to 65k seriously afta been told she would probably accept 60k. Then estate agent was trying to find out were the extra 2 k had come from.
Jst feels lke were getting played.
What should be are next move. Property has been on market for a year and were the only offer.

    Have you looked to see what similar houses nearby have sold for recently? Do not offer more than you think it is worth; there are always more houses and you don't want to have it downvalued by a mortgage lender if you offer too much.
  • I know that what im worried about of mortgage lender saying no. Its in good conditom one sold a few years back in 2006 i belive for 55k. Four have been on sale on that street in last few months. One orriginally 85 k now 70k and its bigger and more modern. One for 67k went other week just under asking ea told me but that again bigger it was 4 bedroom and this one were looking at is 3 bedroom. And one down road was up for 62000 but its on hold had a cheeky drive past and its window is smashed so suspect thats y its on hold. The house were looking at orignally up for 72k n she dropped it to 70k a month later and dropped it to 65k in january. saying she wunt go under as she wont be able to buy a house in that price range. So dont see if we did offer say 62.5 k it would even make a diffrence

    £65k seems a pittance for a house these days - where I live you'd have trouble getting a shed for that.

    I'd tell the EA that you have had a change in circumstance (details are none of their buisness!), that is your top offer, it is open for 2 weeks and you are in a good position to buy.

  • I know its non of the ea busness but she a noisy !!!!! and tbh quiet dense. Think there mad as i dint go wi there mortgage adviser i had one meeting and she just went and applied straight away with halifax which was a joke could of done that myself and i have. Apprently the owner says they carnt get a house for 60k there loads i have checked and im guessing she downsizing as my friends mum says its and elderly women as they know of her. And round my area 60k isnt hard to find a decent house just not many people are selling right now

    How is that helpful in anyway to the OP? I really don't see why you see the need to constant post on this board telling people how expensive houses are in Reading!

    Accepted offer 16/12/18. Offer accepted 26/1/19. Buyer pulled out 4/2/19. Accepted new offer 13/2/19

    Depends what you mean by playing. The EA probably doesn't know what the vendor will accept, but when £58k was rejected she knew that there was a chance £60k would be accepted, so she tried to get you to raise your offer to £60k. By asking how you're able to afford the extra she gets and idea of the likelyhood that you'll increase your offer, and can use the to advise her client (i.e. the vendor).

    Remember estate agents are just trying to make the sale at any price, so will to and convice you to pay as much as possible, while simultaneously advising the vendor to accept any offer submitted.

  • I get what your saying there just frustrating as when they said she said she wouldnt go lower than 60 k and now there saying she wont go lower than 65k. Just feel a little messed around and fed up with this. Its not even like she tried to counter not properlly if she had said 64 i would of started haggling but she just been plain stubborn. They also advertised it as no chain and now there saying the women carnt go below 65 as she wont be able to get a property for any lower. I would offer 62k but i can still seeing her reject it

    but do you want the property or not? I really cannot understand the mentality of some people when they really want a property and are prepared to pay a large amount of money for it but refuse to 'up' that by a couple of thousand to secure it. Again, what is the house worth to you? if the owner really wants asking price, then either offer it or move on......

    i also hear of people who offer stupidly less money (ie 50K off a 300K house) and then get all huffy when its rejected, why would anyone do this and expect it to be accepted? the same people moan when they are selling and it is done to them!

    if I owned a property and was not desparate to sell I would hold out for asking price....they have nothing to lose doing so....

    ask yourself if this house is what you really want and if you are willing to let it go for the sake of a couple of thousand.....
