If there were two houses, identical in every way except that one was a mid terraced town house on three floors and the other a mid terrace on two floors (so same number of rooms, just different layout to accommodate for the number of floors), I would (personally) expect to pay less for the town house.
In my opinion, one flight of stairs is preferable to two, gardens will be overlooked by first floor instead of both first & second floors, and loft space could be smaller / lower in a town house...0 -

I have just found out (much to my upset) my grandparents old property is up for sale. It's a lovely old terraced cottage however the EA has classed it as a townhouse. In the area I live in town houses are normally over 3 floors and not a cottage!0
