No viewings in a month - "illegal" loft conversion

    Again, thank you all, most helpful - will try to answer some queries! We are moving as we have had a baby and want to find our family house (4 beds hopefully). Converting rooms around isn't really an option and actually I think part of the charm of the house is the decent size rooms - I certainly wouldn't want to move the bathroom downstairs :o

    I will definitely find out what we need to do to the loft room to make it a bed room - starting with looking at the neighbours houses (hopefully) and probably a door at the bottom of the stairs. I completely understand that buyers don't care about other people's houses but it will be useful for me! We could put a stud wall upstairs if needed but will close that room off a lot - will investigate further.

    The front garden is shared and although we have "grabbed" a large potion of the back decking there is no problem at all with the neighbours - that is just how the houses were when we all moved into them. There is no parking outside but on a side street (which obviously will put some people off but hey ho nothing I can do about that)

    Chappers and Martinsurrey - very useful info from both of you and I certainly know more than I used to about buildings insurance... can't think too much about that right now though :)

    propertyman - fantastic well thought out and helpful advice, very very helpful and very considerate to the problem we have found ourselves in.

    I have taken some immediate advice with the renaming of rooms, deleting a couple of less flattering shots and removing the floor plan. (Incidentally the entrance room is a study but I can see why you think I have made it into a bedroom!) I will look at getting some improved photos if nothing happens soon - I completely take the living room / corridor statement but the house doesn't "feel" that way... obviously I need people to view to get that!! I will also investigate / understand indemnity insurance!

    My only concern now, as a buyer, would be that it is called a 2 bedroom property but appears to only have one bedroom. But I understand you can't have it all ways.


    As an aside, have you thought about using a local estate agent rather than an online company?

    Jimmy, I get that, I really do! I am definitely finding out about getting the loft converted to a bedroom.

    And yes if nothing happens soon (ish) I will be trotting back to Haarts and asking them to be my estate agent - and while they're at it could they explain to me why the house they sold me as a 2 bed is now only a 1 bed!! :D

    Hello Welshgirl78, I read through this thread yesterday and a couple of thoughts popped up ....

    when you bought the property did you receive any Building Regs certificates or similar for the loft conversion? I ask this because if it was converted to Regs standard and a certificate issued then the structural intergrity and build quality of the conversion isn't the issue, other than the fire door. If youare able to make the loft room a proper bedroom the you could market as a 2 bed, 2 reception house.

    Also, I see you have removed the link to the advert so I'm going off memory here but I do remember the floor plans didnt load properly so it was hard to look at the layout.

    On the upside I would say you have a lovely house and good luck with your sale!

    Better still as they sold it to you, get them to sell it for you!:rotfl:

    Might be a convenient time to do the relaunch with a dressed house or proper enclosure/door etc whichever you decide.
