pets in private housing

hi can anyone give me some advice im just about to move into private houseing but i have a dog and no landlords in this area will accept pets and giving him up is not an option, so im considering keeping him secret from my landlord i just wanted to know if this is possable (the privacy i will receive) and wot happens if he does get found will this void the contact please help thanks

If you get found out you could be evicted and lose your deposit for breaking the terms of your rental agreement, I think?:j Almost 2 stones gone! :j

do you think that would give him the right to keep my deposit there would be no damage0

Our tenancy stated no pets , but we asked the landlord who agreed, part of the conditions are that we agree to have thecarpets cleaed and treated when we leave and they asked us to agree to keeping £100 of the deposit for a further 3 months after we leave in case of any "problems" caused by the pet which we agreed to. Oh and we're not supposed to let the cat upstairs.Weight loss since 01/08/07 - 72 lbs:j0

Because some landlords will use any excuse anything to keep the deposit!Thrown out possibly, lose your deposit? why should you?
They could say they need the money to clean the carpets etc. I'm not an animal hater btw, I have a dog myself!

that was sounding good untill you said cat, i have a young boxer and they might think he would destoy the house maybe if i double the deposit, did you receive the 100 pound back0

Lots of landlords will accept dogs. The two ' ask the landlord ' if, questions are always pets and smokers. calec are you going through a lettings agent or looking round yourself ? The agents come across this all the time ... some landlords will, some won't.0

I automatically allow my tenants to keep pets SUBJECT to a clause indemnifying me against any damage or injuries that may be caused by said pets .... I include a copy of that clause below, as you MAY find it useful to adapt it to suit your circumstances, which you can then print out and show (as a proposed "Variation of Standard Agreement") to any potential landlords to show that you are willing to accept full personal responsibility yourself ... I would imagine that many reasonable landlords would consider this under these circumstances.Variation of Agreement
for an existing Short Assured Tenancy Agreement
Parties : 1. The Landlord(s)
Messrs. .... Whoever
2. The Tenant(s)
Mr/Mrs/Ms ... Whoever
in respect of .... Property Address
1.) The Landlords hereby agree to vary Clause 5(14) of the Tenancy Agreement in favour of the Tenant(s) inasmuch as the Landlords hereby give written permission for the Tenant(s) to keep upto One Domesticated pet Dog and/or One Cat as personal domestic pets, subject always to the following conditions.
The Tenant(s) agree and warrant that they shall accept full responsibility & indemnity for any damage, destruction, nuisance, or harm caused in any way whatsoever arising from said pets and that in the event of said pets causing any such damage or nuisance etc. to an unacceptable level in the sole opinion of the Landlords, this permission may be withdrawn.
The Landlords would be reluctant in the extreme to have to withdraw this permission, and therefore consequently voluntarily confirm that this would only be done after issuing at least 2 (two) written warnings about the unacceptable behaviour or actions of any such pets.
2.) The Landlords hereby agree to vary Clause (5)(7) of the Tenancy Agreement in favour of the Tenant(s) inasmuch as the Tenant is permitted to carry out non-structural internal decorations, redecorations, or re-carpeting if the Tenant(s) so desire, subject always to the following conditions.
Upon termination of the Tenancy, if any such altered or changed carpeting or decor is unacceptable to the Landlords, then the Tenants agree to reinstate or redecorate/recarpet the premises as original or alternatively to pay for any such redecorations or recarpeting of similar kind and standard to original, whichever shall be most acceptable to the Landlords at the Landlords sole discretion.
3.) The Tenant(s) compliance with these Variations forms an essential part of the Tenancy Agreement.
Adopted as holograph and as witness the hands of the parties hereto as dated and signed below.Signed on behalf of the above-named Landlords on this ??? day of ??? 200?.

No, unless the "secret pet" had caused any damage ... I rented out a house, no problem with pets, although it did become an issue when I took house back as I had stated from the off that if they wanted pets in the house, that they had to have carpets cleaned and provide a receipt.... I was living south of England house in North, turned out they were mates of the letting agency ( a well known one with a connection between country and broad (as I am sure I can't name them :-) ), they requested a Sat move out, and as I was going to move into property said "no problem", booked builders etc to come in for Monday, knowing 2 days of stripping walls lay ahead (contract didn't end till Tue's, but they requested early move),turned up.. house filthy, and I mean filthy.... dog hair of about 3 months behind doors (and I have a long haired dog so I know how hair accumulates)... think the key is ask if you can, explain you will have carpets cleaned, be considerate and Im sure all will be well...my tenants took the mick... house was not cleaned, fag burns in worktops in kitchen (rented as non - smoking.. oh well live and learn... x good luck hope it works out x2007 £1749
