    This doesn't add up to me, less effort involved in just letting you go and then finding another tenant. Also, why is he not allowed to sell whilst you're not there? Surely if he got a buyer, he has a right to, and also, that would benefit you? Also, you have an obligation to look after the property whilst it's empty anyway so employing someone on yor behalf as you say, would be advisable for you anyway.

    Unfortunately, my nightmare of a NEW LL has been rather a pain in the proverbial.

    As for him selling and it not being any of my business, whilst I am paying for the EXCLUSIVITY of renting his property, I see no reason why I should 'show prospective buyers around'. It could take much longer than 3-4 months to complete a buying process, and should he want to 'renovate' whilst I pay for the privilege, should I have been a tenant still living there, he certainly wouldn't be carrying out such activity.

    There is certainly nothing untowards with regards to this thread, I just have a LL who has zero experience and doesn't understand what a gift horse looks like when smacked in the mouth with it.

    If I was being made to pay for a property that I could no longer live in and the landlord was being so pig headed I would change the lock barrels so he could not have access until the date of handing the keys back. As long as you keep his locks to put the back it would stop any unauthorised access from him or his LA to smarten the place up or show prospective buyers around. I know you don't want to pay two lots of rent, but it might really get to him knowing that his property is empty and it would not be insured after 28 days.

    People like your LL need to get into the real world. You have done all you can to try to resolve a difficult situation and I cannot believe what you are going through.

    I am a LL and rent a couple of properties, one lot of tenants did a runner leaving me high and dry 6 months into a 12 month contract (just handed the keys back to LA one day and just said that were moving). I lost £1000's because they trashed the place as well (I think they got fed up of living in their own squalor after 18 months). I never got a penny other than the deposit as they entered an IVA then stopped paying that after 1 year and now one of them has gone bankrupt.

    I don't have a problem with people coming to view to take over the tenancy, but I DO have a problem with people coming to view to buy. (he's already stated that he doesn't want to sell until next year due to CGT ?????) so I think he maybe attempting to pull a 'fast one', by getting me to pay whilst he re-decorates/upgrades. (I don't think so) !!!!!

    Evening all

    I just wanted to update you on the latest. The house move went well, the job is much better than the one I had before, the people are great and friendly, and the area I now live in is ace. OK, so the bedsit is a tad small, but its a means to an end until I can finally stop paying for the other rental.

    I found out a few days ago that the LL is now prepared to accept tenants with pets ! - I am very cross about this as I had found someone willing to take over the lease but as per usual, the mean and spiteful LL refused to accept anyone with pets ! I suppose its his right to accept who he wants, but surely this would now constitute him as being 'unreasonable' ? and therefore, I am seriously considering contesting this ? Any thoughts guys ?

    Todays lunch was jam sandwiches, followed by a 20p packet of pickled onion flavoured Space Raiders crisps ! - times are tough and money is scarce ! But the lovely LL has emailed me to let me know he won't be around for a while as he's off on his jollies to the States :mad:
