OP doesn't appear to have followed the advice G_M, artful and others gave last time.
I don't know how much it costs to get a T out using s8, but I do know it costs a lot more if you don't get it right first time. So, I'd echo everybody else's advice to join a landlord's association asap.0 -
a S8 can be served regardless.Return the deposit in full then serve a valid S21/ S8 notice.
LL may want to consider that AFAIAA T can still apply to court for penalty payment for non reg of deposit/non provision of precribed info despite deposit repayment.If they wreck your house you will need to take out a small claims action0 -

OP - if you did not give an address for the serving of Notices in Eng/Wales, then the tenant is NOT in rent arrears.
So a S8 will not succeed (at least if you use arrears as the ground).
If you have written demanding rent, and not enclosed your own actual address, then your letter was invalid.
