Sorry if this sounds harsh OP, but you really shouldn't be renting with a family (unless it's a secure social house). I've a friend who's wife and daughter have suffered under two unscrupulous landlords, and are now on their third property in three years.
Do you have any friends or family that can help with a deposit for a property of your own? In 12 months time, a 5% deposit will be good enough for a decent mortgage deal thanks to the Help to Buy scheme coming into force. The house is rented through a housing association.
I cannot afford a deposit to rent privately let alone even considering a deposit on a mortgage. I'm a carer and between myself and my partner, including benefits for the children, we receive under £14,000 per year.
As this money is mostly benefits, not earned income, a mortgage is not possible. Even if we were earning, our credit is abysmal and banks wont even lend us a penny.
Family are unable to help. The only chance of us ever owning will be through inheritance.
Before I'm flamed, we would do anything to be in the position to own a property.0 -

So what? How is your anecdotal situation relevant to the OP other than to scare them?
Without a secure, non-benefit related income, a 95% mortgaged home is hardly providing greater security than a rented home? It is likely to be much more expensive than OP's current rental, without any housing to help with monthly payments if things go wrong ... and then the heating breaks down next winter ...0 -

We were locked out of our previous private rental
And we had everything stolen by the LL
So it breaks us to be back to square one again.

Well that sounds like the council/ housing association may have housed you temporarily for one year because you were homeless, in order to give you time to find suitable alternative accommodation (statutory duty). Did you not know this was a temporary and not a permanent arrangement? Have you put your names down on the list for permanent social housing and have you been bidding?
Are you sure you were not served another notice, perhaps a section 21, fairly early in the tenancy or even with the tenancy agreement if you paid no deposit? No offence but it doesn't really sound like you read your paperwork before signing it, have you kept everything?

This was never a temporary house
it was always a long term
we read all of the paperwork 100% with the housing officer
no notice was ever given during the tenancy..
I do understand what I have signed
and would know if I had been given a notice early on.
we were so high up the waiting list that we were offered housing immediately upon applying... in fact there isnt a housing list here like most areas.. we actually seem to have more housing available than is actually needed at the moment.. lucky I suppose.
in fact the housing here allows you to go to the office
chose a property that is suitable
2 bed in my case
and as long as you are entintled to the benefit for that house
( we are )
you have it there and then, no waiting at all.
and everything, even my good neighbour contract & welcome pack is here
all documents that were ever to do with the house are in a folder next to me.0 -
also, there is no bidding system here at all
I signed for housing and as mentioned was offered a property on the same day as I was accepted.
there isn't two forms here, just the application for housing
and my situation was overcrowding
we (Myself, Partner & two children under 5 ) were at my Grandmothers 2 bedroom property. ( have always lived with her myself )
on the estate I am on now, there is a lot of empty houses & flats
I know 1 girl who recently moved to another property as she was pregnant by her neighbour and so both hers and next door are now empty..
as I said, The housing in this area seems to be a very rare situation,0 -

A Periodic Tenancy (whether Statutory or Contractual as this seems to be) has no 'Fixed Term' ie no date at which it ends.
It just continues month by month for ever or..... until either the tenant or landlord gives the other Notice which they can do at any time.
Statutory Periiodic Tenancies (STP), and how to end them, are explained in the post below. Yours seems to be a contractual Periodic Tenancy (since it is the contract that created it), but the rules for ending it are exactly the same as an SPT.
