    Your problem would be that you would need to prove the row of tiles was missing when the original survey was done. Do you have lots of pictures you took before you moved in?

    Otherwise nobody will take any claim seriously.

    A house survey is valid for about 3 minutes, and generally less. And worth about the same as last week's newspaper.

    Generally you have 6 years to make a claim so unfortunately it looks like you have just missed out. Although its always worth putting in a complaint just in case but I wouldn't hold out much hope.

    The test is would a competent surveyor been able to identify the defect at the time of the survey. So were the missing tiles visible from the ground or was there any sign of water penetration internally etc?

    A missing row of tiles is quite an unusual defect and should have been clearly visible. Is it actually a missing row or is it that the existing tiles have been laid at the wrong gauge so they need an additional row to correct the fault? That would have been quite tricky to spot from ground level.

    Must be the wrong gauge , surely - sadly a common thing - then it`s all down to how long the sarking felt lasts .

  • The thing with flat tiles is that each tile has a 50% overlap to master the joint on the tile below. It sounds as if the tiles have been installed without the bottom (lower) half length tiles to master the first row of full tiles on the bottom edge.
