FAO DIYers i need your input

Ok, i'm looking at a house this weekend then i'll be making an offer and starting my mortgage application if its accepted.

I have some questions that i need answering, I've inspected the house previously and it needs lots of work doing, I've never owned a house before and i have never done any DIY work lol. Please can someone tell me the order in which these things need doing and what tradesmen i need to use, So i know who to contact first.

Here's the list of things the house needs (they'll be more but here's what i have so far):

1. No boiler (The owner ripped out the one that was there and took it with them) so i don't know if the radiators work, I can't find any water tank either.

2. Big round holes in livingroom walls, fist size and go deep, they need filling and walls need repainting, all walls and ceilings in the house need repainting (Can painter and decorater do this or would it be a plaster to fill holes?),

3. All lights have been ripped out of the ceilings and walls and electrical wires are dangling from them, there are also masses of electrical cables from other unknown things dangling from walls lol (Electricians job i think?),

4. Shower head ripped off bathroom wall and electrical cables/wires hanging down into bath.. lol (Electricians job again or will a plumber be ok?)

5. Maybe a good idea to have someone check the plumbing, What do you think?

6. No carpets or laminate flooring in any of the rooms, there is a large hole/crumbled/broken concrete in the living room, I don't know how they managed to do that!! Who do i get to fix this?? I'm wanting to put laminate flooring down there so it needs to be level. I shall get the carpet guys who i buy the carpet and laminate flooring from to fit it all, I'm guessing the carperts and laminate should go in last so it doesn't matter if paint drops on the floor during renovation?

Get a recommended plumber and electrician first (doesn't matter in which order0. They will sort out the plumbing, boiler and electrics. Then get a decorator in. If the holes are too big, decorators will normally know a plasterer.

    Then get flooring laid.

Who is the best to buy and install a boiler? Should i get a british gas deal for a system or find a local plumber who is gas safe registered? A friend at work just got BG to do his but it cost over 4k. Is the the normal price?

No, It's really hard work getting any info from the seller too, the estate agent is a pain, it is a business owned property so the EA says its different to buying from a private owned place. I have to get all my DIP, Solicitor details and proof of deposit before i can even make an offer.

I wouldn't use BG. I had a small local guy install a new combi boiler in my flat last month. The only work required was the new boiler, a bit of reconfiguration of the pipework next to the boiler, a new exhaust duct and inspection hatches for said duct. Total cost £1100.

Get quotes from several Gas Safe registered installers.

It sounds like a classic repossession.

You're taking my house so I'll wreck it. If that is the case, that's the damage you can see. What else have they done?

Yeah i know, but it's the only house i can afford lol.

Atleast i have a mate who is a qualified surveyor so he can come look at the house for free too and tell me if anything is seriously knackered. He saved me a fair bit a few weeks ago as the property i was looking at had damp rot and had subsidence as well as bad damp in places, he know all the tricks like moving furniture that obviously had been placed over cracks and damp to try and keep it hidden from first time buyers haha.

No, but they'll get you one from the plumbers merchant and charge accordingly.
